As per URA website, it is confirmed not a primary sale. (You may check all my previous primary sale postings in this thread.)

Someone please confirm it is a subsale. If it is, we should go celebrate now.

    Don't jump on me please.

I think there is a mistake in the caveat. I believe the correct caveat should be:
    . 81 West Coast Drive #03-03 . 969 psf . 915 sqft . $887,000 . 2 Nov 09

    "Guess."

If you compare all the #xx-03 (stack 03) caveats, you may be able to guess it.

I think there is a mistake in the caveat. If there is a mistake, all the sites will show the same mistake.

Why don't you post the rest of #xx-03 (stack 03) (915 sqft) caveats here for us to make a comparison?

October primary sale's highest psf is $1,029 psf.

Logically should be a mistake, maybe wait a few days to see if URA update its website.

If it is primary sale, it is a mistake. The price I "guessed" is for primary sale.

However, I think this might be a subsale. Obviously for subsale, it will be higher. I don't think it can reach $1,517 psf but I can be wrong.

Someone please confirm it is a subsale and the transacted psf.

There are 2 caveats for #03-03. Unless there is a mistake in the database, it is very, highly, likely a subsale.

    #03-03 . 1,517psf . 915 sqft . $1,387,000 .. 2 Nov 09
    #10-03 . 1,022psf . 915 sqft .... $934,000 . 28 Oct 09
    #12-03 . 1,007psf . 915 sqft .... $921,000 . 26 Oct 09
    #06-03 .... 973psf . 915 sqft .... $890,000 . 26 Oct 09
    #07-03 .... 984psf . 915 sqft .... $900,000 . 23 Oct 09
    #02-03 .... 971psf . 915 sqft .... $888,000 . 22 Oct 09
    #08-03 . 1,007psf . 915 sqft .... $921,000 . 19 oct 09
    #03-03 .... 979psf . 915 sqft .... $895,000 . 19 Oct 09

I think $1,517 psf is unlikely.

If it is a subsale, notwithstanding the transacted psf, it is a piece of good news.

I'm quite skeptical of $1500psf too unless there's some secret development behind Hundred Trees

i think you are right .. looks like a mistake

i have seen it before sometime in 2007-08 when URA caveat posted something really high, out of the usual level ...but it was CORRECTED later on ..

it is really pathetic. these guys are grabbing at straws!! It is obviously a mistake. why would someone pay 1500 plus psf to buy hungry trees when the price would fetch them a nice D10 property?

talk about false hope. haha, pathetic.

Why? You jealous? You also harbour thoughts of false hope, many of your posts you mention that you would sell off your Carabelle if you get good price.......you expect your industrial site condo to fetch good price?

Yes, perhaps the imperial army of japan buried tons of gold in a underground vault at the site after surrendering, and the unit in question will be built on top of this vault.

Or perhaps, the blossoms of the hundred trees can cure cancer. haha, sky is the limit.

initially i thought the psf and sf numbers were exchanged. then checked the unit number, it was lodged $979psf, 915sf, $895k on 19 Oct. but i still cannot believe the subsale price as sooooo much higher than other transactions. no buyer would be so stupid bah? if he's a foreigner and misled by agent, can he sue his agent when he finds out he's not paying normal market price? or developer trick?

anyone knows how caveats is lodged? need to provide psf and sf and quantum? if so, there's no way to make mistake in psf and quantum at the same time. if provide psf and sf only, a typo in a digit of psf would make it.

I think caveat is to provide the quantum and SF. PSF should be derived.

    i dunno man

if you take 1517 sqft on 915 psf also = 1.387 mio

unless we have the actual address ...
then we can know if it is a 915 sqft on 1517 psf

    or a 1517 sqft on 915 psf

    Can't be a swap/mix-up.

According to various sources (for eg. Streetsine), it's block 81 #03-03. For block 81 #03-03, it's indeed 915sqft cos I have a unit in that block, same number. Or you can check the floor plan @ hundredtrees sg

give it up, man. it is an error, period. Just don't grab at any straws.

the chance that it was not an error is 0.0000000000000000000000000000001%

The showflat has been torn down. the developer has given up on selling the unsold units. As I said, those that bought will have a hard time unloading their purchases. good luck.
