    Contactors are installing concrete+wire fence plus some landscaping already. Guard house and club house are also under construction. Looks like it will be ready by end of this year and TOP in Q1 2013. Ground floor units seems to have slightly higher ceiling of approx 20cm compared to units above.

    Is the sub-sales for this development going strong and positive?

    How's the development as it is near to the Nan Hua Primary?

    By right should be around this time if it is a normal enbloc. I still see business as usual for some of the shops there as of last week. Probably the shops are given more time to look for alternative premises as a condition for the enbloc. I suppose it is reasonable to estimate end of this year, which is good as it is bonus time. At just over $800+ psf of acquisition cost and with higher construction costs, the launch price will not be cheap, perhaps around $1400 psf for MM 2 bedders.

    Think the Nan Hua effect is losing it's touch (similarly for other devt near popular schools)... Even under p2B and within 1km, chances of getting in are really really low.

    I am surprise that P1 registeration is so competitive despite our birthrate is incredibly low.

    Caveat has indicated $1300+ psf for 2+1 bedder already. There is still some room to increase early next year when it TOPs.

    Oxley is smart to hold back launch of new condo at the site of Hong Leong garden shopping mall. Pent-up demand for condos in the area and just announced near cut-off supply of future MMs are very good news for Oxley.     Is Oxley not affected by the government's latest announcement on MMs since they are famous for building MMs? It seems quite unlikely that they will launch the site before Nov 2011 which is less than 2 months away.

    It would also be interesting to see how much further the psf in this area can be pushed to...

    I would expect many developer rushing to submit their plans for approval before the deadline. I'm not sure if bigger units can really sell well given the higher quantum. Developers will definitely have to cut costs somewhere.

    Don't worry, still got many greenery at Yishun, Sembawang, Upper Thomson area.........

    there is nothing really spectacular about the mempat tree. There are many of these trees along AYE near HT. it only look nice when its blooming, if not, the tree is actually quite empty.

    The trees add to the greenery. Many condos and apartment lack greenery nowadays. I saw some mempat trees 5-6 storey tall and the crown can be quite big. I'm not sure if it is a good idea to have 100 of them in such a small space. 10 years later when they mature we will see.
