    Default Airstream performance...

    I heard that airstream is completely sold out on the first day of its launch today. Prices are going between $99xpsf to $1300psf I heard....

    Yah, my agent sms me, after ballot finish, completely sold out, within 1/2 a day.

    Sure regret like hell...

    So far in from main road and no shelter...rain or shine also got problem...

    So small unit...how to stay...

    How much can they rent out for such a small unit...

    what is the rental yield...

    people buy that area coz it is near city and considered central. those mickey mouse unit buyers are banking on the fact that studios can fetch roughly $2k rental and if the unit cost $400k, it is a 6% rental yield and I think is not bad at all. buyers are flocking to buy RCR with a vengeance since prime is out of reach to most. Also heard BH developer releasing stack 6 3 bedders at 9xxpsf to 1000psf. I think that area has potential for capital appreciation although some might differ in opinion.

    They are so many option and units about the same size or slightly bigger studio in newton, river vally, balestier and CBD area that are renting out at only $1,500 to $2,000 per month.

    What make these people think they can rent out at $2,000 with such area.

    With so many units wanted to rent out at the same time, the rental will become very competitive...

    Yup, i oso aware that lately number of friends' friends and colleagues are flocking to buy RCR like st michael, potong pasir, balestier and woodleigh. Good for ppl who had bought unit in these areas.

    actually why be surprised at all? 1000psf on such tiny sq ft quantum is not big at all, not that many units either so sold out in 1/2 a day is no big deal.

    where exactly is this airstream har? tiny engine vee teck so what. I believe in no replacement for displacement.

    Airstream is too far in St Micheal area. Any potential tenants would be put off totally. Just across the PIE, One Leicester, Intero, Platinum Edge, Woodsville28 are all within 1 - 3 minutes from Potong Pasir MRT stn. How to get tenant ? Mickey mouse unit too small ? How to sell in future - to bachelor and spinsters also too far for them to consider !!!! ll these people are real

    potong pasir is 4 mrt stops to dhoby ghaut and boon keng is 3. OL and all woodsville condos closer to mrt but are 99 years. St micheal condos freehold and 999yrs but 7-8min walk to mrt. if i were buying that area, i would go for st michael still coz plus points more than negative. 8 min to mrt is bearable and considered near by international standards. Singaporeans are generally a pampered lot so even 500m away still considered far. I have lived in England and Scotland for years and even old ladies in these places can put singaporeans to shame. In England, walking 2km to and from school or market on a daily basis is considered a norm.

    You got your info wrong liao !.

    With the exception of Woodsville28 being 99LH, all others on Leicester rd (One Leicester, Intero, Platimun Edge, Parc Ashton etc) are FH tenure.

    my mistake to include OL. So basically it boils down to proximity to town and whether buyers want to buy nearer or further from town. I am not sure if potong pasir is still considered Central, but St Michael sure is. Anyway it is really interesting to see how prices are moving in these up and coming areas

    ST Micheal area is too deep in from main road, ulu and dark, not that accessible especially at night. St Michael road and Mar Thomar rd is long and winding.

    The Leicester Rd community is just across the PIE side of thing. It's certainly just as close to town compared to St Michael areas. As matter of fact, if you come out of Potong pasir MRT, turn immediate to the left and you can see and are reachable to any of the Condo n Apartments there in less than 3 minutes. The areas have got many tenants of different nationalities and own-stay occupiers. Next door is the ST Andrew Village. Last available boutique FH development there is Parc Ashton.

    st michael area in 12 cheaper than some of the new launches in potong pasir D13. If i were to choose, I would go for D12 to D13 anytime. Different district numbers also important in making investment decisions, so wise investors can decide which is better.

    Not all areas in Dist 12 are cheaper eg the Vista Residences and The Arte.

    ST Michael areas is cheap only for 1 reason - the areas is too deep in and not so accessible by MRT and driving or taxis access is a big problem. Don't think any potential tenants can tahan the kind of night walk home. Even residences have to personally escorts children to nearest bus-stop in wee hours of morning or at nite.

    Dun disagree with u about walking long distance in UK/Scotland....however SG weather is hot and humid.....

    As for D12 or D13, it's all about location, location, location.....proximity to MRT is definitely a big draw vs the district per se.....

    check ur facts right lah...st michael is joining to serangoon rd, so when you say deep in, what are u referring to? OSM guardhouse in St michael is just by the main road so what tokking you? Airstream is also less than 3 min from the main road so what tokking you oso? BH in mar thoma rd dont need to walk out to st michael b4 going to mrt coz can cut through st georges to mrt in 8 min, so what far u tokking about? since you trying to show u know the area well, let me ask you a simple question. what is the shortest way to get to whampoa from Mar Thoma Rd without wheels? are you going to say it is damn far?

    8@woodleigh is opposite a cemetary, so what location tokking you? D12 closer to city than D13, so what location tokking you? 8 min to mrt versus 5 min to mrt, so how big a difference? 99yr in D13 and 999yrs or FH in D12, of course a big difference coz for a cheaper price in St michael, owners there do not have to face depreciating asset value if intend to rent out for 10 or 20 years.

    You were comparing D12 and D13 and tokking bout location location and location so i use 8@W as an example to illustrate coz it is the latest sellout project in D13.

    Comparing OSM and others inside St Michael road - OSM just by the main road is certainly more accessible to bus, taxis or walk to MRT (and therefore acceptable to potential tenants and stay-on. For the rest you can add at least another 5 minutes journey time, not mentioning the difficulty of nite or early morning movement. It is so obvious fact - juz ask a potential tenants or self-stay not need to self-denial

    just admit it if you do not know the area well. You do not even knw that BH in Mar Thoma road is approx the same distance to boon keng Mrt as OSM (Go n study ur map b4 arguing wth people). BH is also the nearest condo by walking distance to Whampoa estate (just 3min) and Toa Payoh (just 10min). I bet u must still be scratchng ur head figuring out where is where, lol
