    This freehold property is located along Taman Warna.

    It has a land area of approximately 6,855 sqm and is located within the vicinity of Holland Village. Prominent developments in the vicinity also include Holland Road Shopping Centre and The Mera Saga.

    Accessibilty to and from the subject property is enhanced by its proximity to the Ayer Rajah Expressway and Holland Road.

    The proposed development is located near the Buona Vista MRT station.

    The proposed development will comprise 3 blocks of 5 storey with a total of approximately 100 condominium units (1/2/3 bedrooms type) with basement carparks, swimming pool and a clubhouse.

    Anyone has any idea when is this development going to be launched? Any private preview? What do you think is the price psf?

    on pure speculatn the psf shud be around 1200 averagely

    But today paper shown from 800k so does it mean that the smallest studio cost 800k?? then psf is close to 2k!!!!???? are we still in the 2007 era??

    IMHO, a fair value will have to be much lower than 1400psf, which was the average price of Verdure. 900-1100psf ba.

    The condo that Roxy are developing is called The Verte in Telok Kurau. You must have confused the name of that with Verdure... big big difference in location and style!

    Agent called to say will be starting from 1500psf...and investor has started throwing cheques liao..what do you guys think? worth? please share your views..By the way, smallest unit starts from 602sf...only 10 units avail..

    1500psf??!!! Vision Crest in prime district 9 only going around 1600-1700psf. ha ha makes me wonder is Singapore's economy actually experiencing double digit growth now instead of negative growth

    Is this an attempt by the agent to test the market? Buyers stay cautious. $1500 psf is a joke. Not reflective of the current market.

    How I wish that is not true!! Were planning to get the smallest unit, thinking alone 1-1.2kpsf, but after hearing the agent info...got shocked and now divert my attention elsewhere...if anyone has a cheaper quote from his agent, please let me know...

    i guess because Verdure mostly sold at average of 1400psf+, Holland Residences trying to pass off as similarly Holland as well and with market stronger than then, want to test market with launch at 1500psf. Perhaps 602sq ft is deemed as an "affordable" quantum at under $1m!

    Even though people are starting to jump into the property market, let's not forget that we are still in the middle of a recession. Looking at the nearer surrounding comparables, we might be looking at an equilibrium of around S$10xx when the market finally settles down. An agent quoted me "S$1300 psf and above"... I told him even that is too high.. no fat left for me to play with.

    Psf? $1700?

    Nice location though...if only the units are not on a E-W orientation (the last time I saw the site plans). Any changes to that?

    $1700psf will be the smallest unit and the highest est. Exact pricing maybe lower then that. the orientation did not change, but developer used low e glass for this develoment so should not be a problem. Not to forget this develoment is very near the future mrt, so will be a great investment!

    Was interested in this site sometime back (no longer now) but allgreen took the longest time to launch this site... they must be seeing the downward trend of property cycle coming soon with interest rate going up etc

    They saw the downtrend coming and they delayed their launch so that they can launch it at a lower price?

    haha, so funny..

    wld like to hear your opinions..am thinking of buying a property soon (those that TOP by 2011), not sure whether to wait until later part of the year..currently renting a place, will expire by mid next year..

    5 mins to MRT station? Seems like a 10 mins walk to me. Even 5 mins to me is a bit too far under the hot weather in Singapore. (unless I have no choice then no choice lah).

    Holland Residences

    Robert Kuok's Allgreen Properties will begin selling Holland Residences, a 5-storey freehold condo, next week.

    'We will be releasing about 30 to 40 units for sale initially. The launch price is yet to be confirmed but for now the indication is likely to be at an average price of $1,600 psf to $1,700 psf,' said Joseph Tan, executive director, residential, at CB Richard Ellis, the freehold condo's sole marketing agent.

    The project, at Taman Warna off Holland Road, comprises a total 83 units.

    'Enquiries and expression of interests for the project is good. We expect that the response to the sales launch of Holland Residences to follow the strong sales momentum that started in the 2nd half of 2009,' Mr Tan said in a statement released on Thursday evening.

    Another high-end condominium is set to hit the market following a number of recent upscale launches.

    Allgreen Properties will launch Holland Residences for sale next week, said marketing agent CB Richard Ellis (CBRE).

    The 5-storey freehold development - it is on Taman Warna and next to Chip Bee Gardens off Holland Road - has been 13 years in the making.

    Allgreen bought the site, which used to host 9 bungalows, for $78.26 million in 1997.

    The launch price for Holland Residences is 'yet to be confirmed' but is likely to be at an average of $1,600 psf to $1,700 psf, said Mr Joseph Tan, CBRE's executive director for residential.

    He said CBRE has already received inquiries and expressions of interest. 'We expect the response to Holland Residences to follow the strong sales momentum that started in the 2nd half of 2009.'

    Allgreen will release 30 to 40 of the development's 83 units for sale in the first phase.

    It will start previews on Monday for ex-owners of the site's former bungalows. This will be followed by a preview for Allgreen's directors, staff and business associates before sales are opened to the public.

    The 83 units at Holland Residences will range from 1-bedroom to 4-bedroom apartments and penthouses.

    Sizes start from 600 sqft for a 1-bedder and go up to 2,800 sqft for a 4-bedroom penthouse.

    There will also be 3-bedroom loft units of 1,900 sqft with a jacuzzi on the ground floor.

    Other developers are also starting to kick off their 2010 launches.

    City Developments opened the doors of Cube 8 at Thomson yesterday to former owners of The Albany and Thomson Mansion, the projects that used to stand on the site.

    Staff and directors were also invited to the preview, where units were sold for an average of $1,250 psf, The Straits Times understands.

    The public preview for Cube 8 will start today.
