    Last year Zenith was transacted at 17xx psf for Studio units which were going between 9xxk to 1 mil. This year, prices have dropped by 300k plus for a studio unit which would probably send 2008 buyers banging their heads against the wall....

    ok lah, i noticed a flood of for sale adverts in today's classified ads for D9 and 10. some are trying to break even by asking at their 2007 and 2008 prices.

    Not 300k la, dropped by 300k, that mean abt $600k to $700k.
    Studio can bang head, then how abt those who buy 2 or 3 bedroom? Bang even harder?

    last year agent told me zenith was hot and going fast at 1700psf. I looked at the location and thought nothing fantastic and some more this is only apartment status. I told her i would offer at most 1.1k plus psf for zenith and she boh hew me. See what happens now....

    look at the may 2009 transaction on top, 1192 psf.

    check last year's caveat, a number of buyers paid 1 mil for a 570sqft studio. with prices of studios falling to just 6xxk, it will take ages for the price to climb back to breakeven level. AS buys who are prepared to fork out 1400psf for the 99yr redhill project will be faced with the same kind of scenario when prices drop to 9xxpsf to 1kpsf in future.

    What appeal do you see in this project? Is it becoz the price has dropped by a fair bit so you are thinking of capatalising on that for a quick profit when prices rise to levels last year?

    Yes. I think there is a correlation between this side of the road and the Kim Seng road side.

    Though the Kim Seng Rd side is more expensive, and has gone up a lot, this side of the road has not seen as much increase yet.

    So, if I can get a good deal (and small quantum), why not ?

    Hi guys,

    i am also attracted to the potentially low psf in zenith. This development is situated between the zion food centre and millpoint.

    Its weird to see the psf for this project so low and across the road are the 1500- 2000 psf of centennial suites and cosmopolitan. Been trying to find a unit there at the transacted low psf but to no avail. I think the sellers are not so desperate to sell in this hot market.

    Anyway, the 570 sqft units are 1+1 and not studio. The studio units are smaller at 400+ sqft.

    Anyone has any comments on this project?

    hihi it seems zenith is 999 yr lease, and mostly if not all very small unit..
    my friend has a 1 bedroom unit (elsewhere), 700 sqft ..after fitting her bed, wardrobe, sofa bed(in living rm) theres really not much walking space ..

    so zenit 570 sqft (1+1) , wouldnt the wall between rooms, make the unit even smaller? and feel even more cramp ?

    is the psf around 1500-1700 ? wouldnt mill point be better ?

    I was also exploring millpoint. But its already a 4-5 year old project? The recent asking price there is also around 1400-1500 psf and rising. So wouldn't zenith which is new is more bang for buck?

    I am trying to find zenith units with psf in region of 1300-1500 but sellers seems to disappear. I was drove past a few days back and was surprised by the very high 1st and 2nd level. Their 3rd level already clear the carpark of millpoint so I think buying a low floor will get unblock view.(for the 1+1 stacks). From the floorplan, 570 sqft to squeeze 1+1 looks ok COMPARED with the other MM units that the developers are dishing out recently.

    Oh I forgot to add that I currently have no vested interest in the zenith but I hope to become vested in this project.

    i am not sure but i recalled seeing in caveat , zenith is already trading near 1400 psf .. late last year ..

    now , a quarter into 2010 .. i dont think u can find any below 1550 psf

    That is correct. No one is offering at below 1550. The cheapest I saw was around 880k for 570 sqft. Translate to 1544 psf. If we base it on 2800 per month rental. The yield is only 3.8%.

    Can only pray for more capital appreciation in the future. The old blocks of flats at zion road is due for embloc soon? Wonder what is the planned used for that area.
