    Never been landlord before. If TOP Mar 2012, when is good time frame to start looking for tenant rental?

    March. Give yourself few weeks for taking keys, defects checks and rectification, and doing up the place (lights, curtains and white goods at least) for tenant.

    Is it just me cos I find the balcony railing looking like 1980s HDB? I mean most condo have glass but vertical steel rail in Optima is uhhh... I don't know what to say.

    Mass market projects are typically like that. Metropolitan is like that. Meadows @ Peirce is like that. Heck, even the Arte is. You get what you pay for...

    Drove pass the area.

    Both towers are up till ceiling, now doing landscaping.

    Should TOP really soon, congrats to all Optima owners.

    which i know government also release the land opposite optima for another condo project but still under reserved list, hopefully will b low rise condo .....i think ard 540 unit...not sure gd or bad news for optima owner lol...

    Default Unlikely to TOP in Mar12

    I just got reply from the developer that it is unlikely that Optima will TOP in March. They will collect the next payment for the carpark in March and take another 2-3 months for inspection. Earliest TOP should be in June.

    so disappointed !! the architecture look so normal and plain , should paint more dark grey ...white and light blue no contrast at all, anyway guess will be top b4 ghost month ard july or august..

    There seems to be a sign of delaying actual TOP for PC, also good as I think the developer/real estate companies are finding ways to do so, so as the actual units coming onto the market will kinda slow down.
    Will also be interesting to know the land bid result for the nearby LH99 at Bedok South, tender closing these few days rite?

    What it means? Means optima folks will have a short window of peace then got to live with 4 yrs of construction noise n dirt.

    Its not so near, the one besides the new land is Bedok court. Depending on the land bid price, therefore estimated selling price - this will have some impact on the price of Optima, I think.

    yes, wonder what will be the outcome in bid price... its near TM MRT station so the price should be quite 'interesting'.

    IMHO it is better located than Optima.

    1. Shorter walk to amenities.... hawker ctr, market.....etc
    2. MRT noise shielded by hill.
    3. Walkable to reasonably good primary school definitely <1km (Temasek Pri)
    4. Dist to MRT station is actually abt the same as Optima as the only access to the MRT is via the underground pass.

    Complete by March 2012, not TOP. TOP will be around June 2012 likely as mentioned by another forerunner. After completion, they need to hand over for inspection which would typically take 2-3 mths and all the legal stuff etc.

    Last tme when Optima was launched, queue formed and sold out really quick.So I bet when this new plot is ready will sell out fast too.

    Was around the area today.

    Landscaping not complete, March TOP very unlikely.

    Looking at the progress, should be another 3-6 months time.

    Seems to have a lot of equipment still around. Exterior almost done, suspect still a lot of work still required with interior.

    Yah... there is still one more wild card which is the ERL Bedok South MRT station. If the rumours are correct it may be built in the empty plot of land near Temasek Pri. which is a walkable distance too.

    Yup there is another field beside optima. I saw the sign n fence up say residential land sale. So means up for tender soon. N means construction. Could be a good thing for optima . Means price up. Bad for rental coz 4 yrs of noise n dust.

    From the new pcs of land at Bedok South, to current TM mrt station is nearer then the possible ERL station even if its next to Temasek Pri and its only speculating to complete in 2020.
