    soft launch now.. going at $800-$850 psf... 2 room from $800K 3 room $1.03m....

    anyone knows what is the current asking for a unit at tierra vue now?
    i am a keen buyer...looking at either 2 or 3 bedders.
    any idea what was the launched price back then?

    Launch on average 850 to 900psf. I have 2 and 3 room asking 950psf. Size 947sqft and 1259sqft. Joe

    joe, is the price negotiable? i'm more keen in the 2 bedder though - as i'm quite familiar with the development before we proceed can you tell me which flr is it? i am not keen in ground flr ones.

    Have 2 units of 2 room. 947sqft, stack 4. 1033sqft, stack 24. Both are not ground floor. Asking 950psf, nego.

    I am not Joe, but please allow me to furnish the answer.

    Tierra Vue #03-0X

    SOLD at 947sqft___$771psf___$730,000____11Dec2008
    BOUGHT at _______$916psf___$867,040____05Mar2007

    This is very real. In Feb2009, another caveat will be lodged to show the same unit at $916psf, for the original purchase. Usually in a subsale, 3 caveats will appear if check under the unit #.

    Yup. As what REP mentioned. The 2 bedder was sold @ loss. Reasons could be many.

    I won't say that the remaining cases will be the same.... same thing, I believe u also won't dare to say that such sale won't not happen again. But at least we are seeing softening in current purchase mood, else there won't be such so-called distress sale. Therefore, for buyers who are not in hurry, maybe can wait for another few quarters to monitor the buying mood

    is the 916psf bought at launch or from subsale? seems to me that it's a speculator getting burned. i expect to see of more such cases.

    Agree. Doesn't mean on one else will sell @ loss. Who knows?

    so what is the likelihood of getting 700plus psf now at tierra vue? since there's already 1 subsale done at the low psf. is this really true that someone is willing to sell at such a loss?? the location is good though.

    Joe, are your owners open to look at much lower psf or what is the baseline so that we can take this further. i may want to arrange for viewing if possible.

    if the seller cannot hold on to the property, then, he will have to let go at a cheap cost. current market rate at 800+psf has very little transaction. serious buyer usually will quote a ridiculously low price if he is interested, if serller cannot/do not want to hold that property, he will let go.
