    $1.6m gets you only a 2 bed in centro, but a huge unit in yishun. It's 2 totally different lifestyle altogether.

    Guess which property (current 1.6 million property at Centro vs current 1.6 million property at One Canberra) will earn more profit when both are put up for sales in 8 years' time?

    My bet is One Canberra will generate more profit in 8 years' time when it can be sold legally....

    So, Yishun vs AMK, which is better buy?

    so if a Tampines EC $1.6m vs a Yishun EC $1.6m, if Tampines EC can make more money, does that mean the whole of Tampines is a better buy than Yishun? i don't follow your logic.

    you are taking one project to represent the entire estate?

    The logic, to me, is simple.
    At such a low psf currently for One Canberra(EC) (at Canberra Drive/Yishun Avenue 7), to generate more profit (for both(One Canberra & Centro) e.g those bought at 1.6 million)in 8 years' time(where One Canberra can be sold) is much easier than at Centro(PC with high psf) at AMK.

    Tampines do not have low EC psf at the moment when compared with Yishun.

    In summary, my bet is with the same amount, lower psf aka larger unit for same quantum, has higher profitability even though the unit may be further from town.

    Times have changed. OCR condos/ec are more 'hot' all over Singapore now due to various satelite towns (Yishun/Pasir Ris/ Woodlands/Sembawang/ Punggol etc.) which are self sufficient with jobs(B1/B2 business & Industrial Park)/leisure(mall/parks).

    Low psf is an ingredient for higher profitability but i don't think yishun is primed enough just yet for big jumps.

    True but still have lots of potential.
    Plenty of land and professional working opportunities positions available.
    When Yishun is ready then we will see the jump in prices , isn't that a great eye for investment rather than buying one small unit at super sky high prices at a matured place , where is the potential then?
    I feel that the ideology of Risking big in order to win big rather then following the big and wanting to strike bigger has more potential.
