I notice that the property share value is not proportional to the floor size. For example, a 3br may be 30% bigger but only 12% higher in share value than a 2br unit.

My question is exactly how the share value is calculated? Does it include floor size balcony/planter etc?

And besides affecting maintenance fee, is it true that how much you get paid in an enbloc situation depends on share value?
