    Default Seletaris (Freehold)

    Any view on the project Seletaris? Only have budget to get a 3 bedroom unit at this area. Thanks.

    good to stay... not that accessible. Its FH... buy cheap sell cheap...
    near to army camp... Why don't you wait for the development at Khatib by MCL land, though not going to be cheap and leasehold, it might be a better place. However, that one is next to stadium and can be noisy at times. If the price is cheap... why wait... should have some news coming up by year end (just guessing).

    If you can consider Seletaris, you might also consider Lilydale... cheap and good if you have a car. Shuttle service provided.

    News coming up? Can shed some light on what news? Agree that seletaris is not that accessible, but at least they have shuttle service to Yishun. Not sure whether any plans to build condo or terrace house next to the empty plot of land.

    oh I was referring to this one.... should be coming up but I have no insider news, just guessing.. http://www.mclland.com.sg/ourpropert...aid=136#yishun Been fenced up for sometime and they have added the developer telephone number recently.

    The empty plots of land beside seletaris.. I have no idea when is it going to be developed. At least two plots of land released for executive condo in Yishun without takers, check land sales announcements at URA. There should be upgrader demand in Yishun. Shuttle Service can solve accessibility problems to the MRT... but it cannot solve amenities problem. Find one with good amenities around it and Selataris is walking distance to Sembawang Shopping Center.. not too bad.

    Default Any View on Seletaris

    Any unit facing the roads has real noise problems. Units facing the guard house/swimming pool get some noise and have no view.

    The top floor units (maybe others) have high ceilings but this makes the rooms out of proportion. In the unit I saw, the kitchen was dark with no view from the window. The corridor inside the apartment was narrow and winding. And dark unless all the doors are open.

    When I viewed a unit last week, the condo looked run-downish inside, but nice landscaping outside although the outside gates/fences to each unit hadn't been painted for some time.

    The lobby spaces are so-so. A bit drab. And shoes everywhere, and laundry on the common staircases. There's nowhere inside the unit to hang clothes so the condo generally looks like a laundry with clothes hanging off any old place.

    The maintenance is a high S$290 per month, and the MC is asking for more.

    The agent gave the rental for a 4-bedroom unit as S$2,500, and there's quite a few units available for rent so the competition is high.

    I decided that I could do better. Don't know where yet, but can do better.

    yep, agree that there is no place to hang the laundry that why all residents are hanging around the windows. I went to see a few units facing the gambas. Is really very noisy and i dun think i can sleep with the noise.

    There are some units facing the greenery but will get the evening sun. also dunno when the plot of greenery will be taken up for another devt.

    But at $500+psf and freehold, can't find any better ones already. Anyone got better suggestions?

    sorry, but why the mention of near to army camp? what does tt imply?

    Was viewing one of the units on one of the weekdays and the helicopters were flying around. The noise is really loud. And they can fly from 3-7pm.

    near army camp... low rise.... no chance of enblock... plus the noise from the helicopters.... landing and taking off at less than 1 km away from it.... imagine the noise when they are flying so high above you and then imagine how loud that can be when they are making a slow climb up and slow drop to base... get it?

    I am also looking at units in Seletaris.
    Viewed 1 unit. Have the living in chalet feel...

    At least it is freehold and near to expressway.
    Of course a bit ulu, no amenities.
    Cavets this year is between 456psf to 536 psf.
    But sellers asking for more than 580psf
    Think any price above $480 psf is overpriced...

    Just visited 3BR and 4BR units in Seletaris and find that the room space are big as compared to Northwood, even though both of roughly the same size. But price wise, Northwood 3BR = Seletaris 4BR

    Why dont't you consider Rosewood (age about 5 years plus)? It has amenities all around (24 h convenience store bustling coffee shop just outside , 4 min walk to CIVIC centre, 7 min walk to causeway point, and 10 min walk to MRT). Moreover, if you are sick of living in it in future, you may want to consider renting this out as rental yield of this development is one of the highest in Singapore due to the proximity to the Singapore American School (about 5%). The quality of the finishes within the unit is also first class, right from the lift lobby (marble and granite all round). It also comes with basement carpark with lots of parking space for residents and visitors. With these attributes, the units are currently selling for 650-700k, which is a steal. The only setback is that the development should be given a new coat of paint! I am currently seriously considering buying one 3 bedder in this development.

    there is only a single 2-lane road leading in & out to a few condos in the area. Rosewood is the innermost condo currently. Imagine the morning peak hour traffic as everyone tries to drive out & turn into the main road which is already chockful of traffic in the morning. Furthermore there is a huge plot of land further in so maybe another 1-2 condos will be developed in the future & add on to the choke?

    I was refering to the Rosewood Condo (by Frasers Centrepoint) and not Rosewood Suites. Rosewood condo is the first condo along that stretch, and therefore, nearest to MRT and also amenities. Rosewood suites howevere comes with ceramic tiles all around and is low rise. The other two land parcels there are all for low rise development (checked the Master Plan). For me I will prefer high rise and marble/granite finishes (more class!). Marble and granite can be polished anytime and will look like new!

    The pass transaction @ Seletaris are around 560-580 psf as compared to Northwood’s 690-700 psf and up coming condo by MCL of 700 plus psf…

    It seem to be very attractive at point of time given it is a free hold status.

    Apart of near to Sembawang Heli based, any other reason why these condo is not moving.

    Welcome further in sign and comments on this.? I am being attracted by the price.

    i wanted to buy seletaris previously but my wife don like becos is an old project. it is a very resort feeling and quite. personally i like it very much and is a good price too. they have free transport to yishun and new sembawang shopping centre. have u been there to see it yrself?

    Yap…seen few unit last Dec..some on the pool facing and some on the Gambas facing.

    The Gambas facing, to my surprise is not too noisy unless u stand beside the wall. I sit on the hall sofa and observed for awhile..it not as bad as thought.

    I noticed once chopper pass by, it is noisy but last less then 5 second.

    The unit facing the empty plot of land is most windy n quiet……….not sure if futher development (URA listed as reserve site for private residential development). I believed it will not be high rise given near to the air base..

    As for the pool facing unit, apart from the pool view..no other plus pts…

    Saw some sale, now ppls are asking for 900k for 1421sf (@633 psf, 795k for 1232sf (@645 psf and 848k for 1420sf @ 597 psf…

    but the last few transactions were around 560-580 psf..I believed it can be neg…Hopefully the price don’t go up with respect to MCL’s condo and North wood..Even the Euphony Garden is going up…

    I am attracted by the price…Just some how it is not moving. Needs to find out more on this…

    the price did move up about 8%~9%since i last seen about 2 years ago(i remember the lowest did go below $500psf). I think the slow moving is due to it is not near mrt.

    I did a check on the launching price back in 2001, current the done price is at the launched price. Given that, they will selling at a loss and unwilling to sell. Seem like seller got holding power and buyers not willing to pay higher..

    Look at Sensoria they are selling at 650 and above, And is just next to each other. Of course it is newer.

    Previously aiming for Meadows, but give up..it is going at 900 ++/-- psf

    Look like Seletaris is for retirement stay.. ha ha..which I am considering…..

    Pros: Cheap, resort feeling, high ceiling, no unusable space like Northwood

    i noticed that the dark kitchen could be the result of dark tiles used..dark brown..like the terocotta colour like that plus the window light penetration...

    Not moving in the sense as compared with the rest of the project, not as drastic..

    ya..relatively cheap for a free hold...that why need to do some reserch prior to committment...

    That was a 2 +1 unit… the rest are going around 560-580 psf .

    Given a free hold status, and with respect to Northwood (freehold), and Sapphire’s , Emerald’s , Euphony Garden , the moving avg for Seletaris is a steal..
