One classic case that happened to my friend selling her 5 Room flat in Punggol. The agent of the prospective buyers told his clients, a young couple in late twenties, that my friend's flat is a good buy because near LRT and is very peaceful and breezy because there is an open field just outside the window. What the couple wasn't told about is that the piece of land just outside the window is slated for more development of HDB flats in the next few months! They only know a few months later after the transaction went through. And how they know? HDB put up a big signage on a board at the open field stating 'BTO project'.
Most will not even go check masterplan or verify what developments there are in the surrounding.
