I can almost hear all the gimmicky sales pitch the agents will use to entice buyers to buy PP's pte ppt.

"PP will be very developed next time ah... woodleigh stn open next month, American Int'l sch next door, PAP will likely develop this town cos just won the election for this area, 15 minutes to town ....... lots of potential.......blah blah blah...."

sigh... it takes many types of people to make this world.... I have seen some young couples who lap up the stuff that agents tell them... shake head man!!!! It happens to even those who were viewing re-sale hdb....

One classic case that happened to my friend selling her 5 Room flat in Punggol. The agent of the prospective buyers told his clients, a young couple in late twenties, that my friend's flat is a good buy because near LRT and is very peaceful and breezy because there is an open field just outside the window. What the couple wasn't told about is that the piece of land just outside the window is slated for more development of HDB flats in the next few months! They only know a few months later after the transaction went through. And how they know? HDB put up a big signage on a board at the open field stating 'BTO project'.

Most will not even go check masterplan or verify what developments there are in the surrounding.

To keep them all 'busy', I decided to give them a future price of $1.25k psf to work on.... Until they get a good offer then call me.... Got so irritated with at least 2 phone calls a day during work hours!
