I have 2 questions which I thought you may have the answer to.
I found out from a couple of showrooms (including Nin Residences) that developers can plan units without bay windows. If so, how come so many developments have them? Is there a purpose for bay windows?
And also, I thought bomb shelters are optional as well. I still see bomb shelters with thick doors being included in new launches. Any idea why?

Devilplate's right but sometimes also didn't really read into it.
IIRC for Bay Windows, it was original allowed to extend your windows beyond its setback and thus not counted as GFA. However, when Developers started charging for the space, URA rescind their rules to make it part of GFA. Hence, newer developments tends to do away with it, but I find that it do adds some features to an otherwise "flat" wall with windows.
As for Bomb Shelters, understand its optional, but keen to find out why too.

Devilplate right again, but according to the Prior Title Deed docs, your total floor area of 100sqm includes 4sqm of A/C ledge & 4sqm of Planter.
As for Bay Windows, the floor areas should be the length of the windows in meters x 0.5m for its depth.
