    The mrt passing by there is quite loud, can be heard even from quite a distance away. Apart from that i think it is quite a nice area for condo. Unfortunately it looks like the centro showflat will still be there for quite some time.

    Agree. Just dun buy the stacks that are facing the mrt track should be fine. Actually, the whole piece is segregated into 2 plots. The plot behind the showroom will be good.

    I'm hoping they'll build public housing there actually.

    maybe DBSS or EC possible. The present lot of HDB flats being built in AMK (including the DBSS) are all quite a distance to the town centre.

    sleek...wats the targeted TOP date? some agts claim end 2011 earliest...so fast ar? wud be happy if i can collect my keys by mid 2012

    TOP is 26 June 2012, but most project will complete about 6 months earlier, so end-2011 is possible.

    WOW...JYJY...another 1.5yrs to go only!

    mabe possible bcoz only 15 storey high

    but hey: TOP date on paper stated 31Aug 2013 leh...so mabe mid 2012 will be more realistic

    Yup, TOP date on paper will always gives the developer more leeway, but the contractor TOP date is 27 June 2012 (oops error on the earlier post).

    There is a mid floor 398sf stack 10 unit on the market and agent told me last offer of 475k rejected, owner asking 500k nego. Bank valuation I checked is only 430k. ..... ridiculous.

    agents alway like to quote a 'fake' inflated last offer. agents trying close at,maybe 480-490k nearest to asking price

    i agree on faked last offer...but which also means the seller r unwilling at sell anything lower den tat price...another way of telling buyers dun ask me(agt) to try ur offer.

    i handle my own units b4 and also say the same thing to buyers and even agts...saying last offer blah blah and tell them below certain price no nid to try at all

    if tat was wat u truely mean...i take bck my word lor...aiya...certain valuers in the bank always quote vy low de...my banker noe which valuer to go to when i ask him to push up the valuation...hehe

    i dun bother to check with bank indication whenever i make any purchase....just based on past caveats to judge ur own purchase lor...banks will match 30-50k more if they wana do ur biz

    pls refer to my earlier post

    bank will give current valuation based on average prices transacted. during a bull run, sellers will always ask more den bank indication and depend on the buyer wana pay extra anot lor..if not how prices can go up...tats explains y resale prices always lag far behind new launches.

    i got so frustrated last time...neighbouring all transacted 100-150psf more...but just bcoz my project got no transaction for 1 whole yr...bank only give valuation based on last yr price! tats y i urge u all dun invest in boutique apts....headache when i trying to sell one boutique apt unit in 2007

    yes.. i viewed once,at kembangan court FH asking 520k for 2bedder. But val ard 450-480k. Bcox of low transaction in the particular project
