    Hopefully the GLS @ upper serangoon /Pheng Geck ave will help to lift the prices of condos & apts of Woodleigh & PP.

    Will be interesting to see how many bidders and top price

    Given strong bidding at simei with top bid at 523psfppr, this one RCR and much closer to town shd be 650-700psf?

    Also its mainly surrounded by low-lying landed.

    Not forgetting this is a small plot of land, a mm plot, so shd see higher psf.

    capture each individual photo vertically, easier to stitch and produce better result...

    Thanks but easier to just use the Panoramic mode on the E72. Just need to rest the elbow on something solid while panning the phonecam.

    try vertical you will know... the panoramic mode is actually useless... allow more overlapping area between photos... use stitching software. auto stitch. wide angle option.

    vertical can capture more objects, and you can crop the extra top and bottom.

    Looks like they need to level off Basements to 1st floor before we can see any progress on Tower 2 & 6.

    Someone made an offer for my unit at $920k. I declined cos profit is negligible.

    Anyone recieves similar offer for 3br?

    Looks like some agent/buyer may want to pre-empt the launch of the project at Pheng Geck, which is expected to be around $1.1K to $1.2K.

    hI 5577,

    I oso received a call from agent, persuade me to put up my unit for sales, said my 3bdrm at W28 can fetch around 1.05-1.10m (range from 880psf to 930psf). Heard bank valuation is ard 1.10 to 1.15m, dunno whether true or not.

    just wait for it to launch, maybe 8@W flippers can offer same price with full-condo outside the launch site?
    Whahaha.... not me... given a choice, min $100 psf higher la

    But still i'm surprised QingDao offers basement carpark which means higher cost... They could have FEO similar open-air carpark concept given the same building ceiling clearance as 8@W which is on elevated grounds.

    Since QingDao mention 160 units... maybe we can look fwd to loft units with high ceiling >> premium APT pricing too...

    short-term run up may be possible but gated by macro-economic sentiments..

    Unless QingDao present a unique design proposition to differentiate from the rest, else it is to the advantage of the rest of other nearby developments

    Looking at the plot size, its probably cost less to have basement carparks and free up GFA above ground for units.

    Think Carparks are not GFA, but MSCP will takes up precious space, since the plot is small.

    wat u guys think of PP area? this new project can command same pricing as WB? WB sold vy well for 2/3bedder at 1100 to 1200psf

    Think may be a bit difficult, as it has less to offer compared to WB; smaller plot, less facilities etc. Developer will definitely need to think hard to make it less mass market appeal.
