    so those whom have already gotten the keys are the houses reno in good conditions any severe defects?

    Don't mind can I ask a personal question...do u have housing loan for all 3 properties?

    Yes, On monthly SIBO 1.2% & 12 month SIBO 1.8%.

    Yes that's possible, if you have >$1.5mil w/ DBS can get 0.75%+sibor throughout the entire loan period, subjected to changes based on market conditions. HSBC also got current promo ending this month 1%+sibor

    Depends on your annual income.If you have done down payment 40%, all the bank will lend you another 60% no matter it's 3rd or 4th property.

    Ha Ha I use grills in the condo as a means to punish my children, I chase them out of the house but still have the grills for preventing them from running away, so they stay in the landing between the grill and the door to ponder their wrong deeds.

    If your family monthly income is 16~18K, you can borrow up to 1.8M from bank. If your first and second property already borrowed 1M from bank.
    Your third one is 1M, the bank still will lend you 800K(80%)

    i just opened my doors on 20092009, now that our bros have gone home. the defects that my fiancee and i spotted:
    1. crack in the wall (kitchen)
    2. uneven paint on ledge (kitchen)
    3. chipped tile (living rm)
    4. stained tiles (MBR toilet)
    5. hollow flooring (MBR, BR and BR2)

    not sure if i have covered everything, good if anyone else who has seen the interiors and reported could also share some findings for the benefit of everyone!

    Everyone else all commented very good quality finishing with no major defects. Seems like your unit is the only one with so many defects...you must be so "lucky" leh.

    I'm quite sure every units got its "defects". That's why there's a 1 yr warranty. Just that different people got different threshold.

    I will share my findings on Thursday when I open my door.

    haha..yalor. this is our first property, so we wanna be more "ngeow" abt things. we literally went on all fours knocking almost all the tiles to check the hollowness inside.

    No you have the rights to be "ngeow" be it 1st or 2nd property. Agree that there are bound to be defects here and there. But things like cracked walls, stained flooring (looks like a big area fr the pic) and chipped tiles, to me is considered quite bad already for a gd developer. Someone mentioned that CM finishing is even better than the sail and the sea view. I dunno about the sail but i do know that the workmanship for sea view is very very good. If CM is supposedly better, how can such defects be there? Defects involving floorings and tiles take a longer time to rectify. For ppl who are in the hurry to move in will be quite "sian" liao.

    Anyway congrats on your key collection. Slowly take your time and let them rectify everything to your satisfaction then start the revnovation

    You owners are lucky already. Tried to enquire about casa merah but was told the worst facing, worst floor is asking above 820k now. But at 820k, still good because developers are all launching at ridiculous size and ridiculous price (more than 1k psf). Even Geylang are launching at record prices - > 1100psf. I would say subsales units are the better deal now. Grab while you all still can.

    Ya... Wait until neck long liao... At least now got light at the end of the tunnel.

    When I previously got my HDB flat, I didn't really check. Even though not much of an issue, but thinking back, I should have been more demanding. If I bought a TV now and it got a bad pixel, I will insist it got change. So we should demand the same since the price of this property is easily 0.5m to 1m+

    got my keys already. yet to go inside house due to auspicious dates reason.
    look around the project. if compare facilities to facilities wise, a bit lose out to other projects. don't have that 'wow' impressive something different or special facilities concept. rather it's basic facilities - modern and sleek.
    but again, location is something that's a priority now. iwouldn't want to trade this off by choosing a far west fanciful project with facilities like a theme park.

    the standard design for the window grilles ....

    fyi, all 2nd car go in as visitor parking. just show the access card at guard post. after a while, i think they auto will open for u because they will remember your car.

    you should make sure that all the faults are found and reported. the developer have a strict timeframe to fix it (i think its 1 month from date reported) or you can go ahead to fix and claim the cost. you should check your S&P agreement. this is quite standard for all new properties. hope this info helps.

    I think you can only claim the cost if the developer cannot fix the fault within the stipulated time. Or they cannot do it up to satisfaction after a few tries. So try not to do it yourself first. Unless its pretty minor and your renovator can help to cover it.
