If there are defects, how long will the developer take to rectify the defects?

    Cheers.
There is a defect list which u submit. They have 1 month to rectify before u call yr own contractor.

I must say i agree with dist15 that the workmahship is very good. I spend 1 hr looking around, knocking here and there, opening all cupboards, testing aircon, testing doors and windows, etc.... and nothing significant was noticed. U can literally move in immediately. Very windy from my unit.
    Can see my place also.
Congratulations.... can invite me over to BBQ? hee hee

    Hi Mezo
    Thanks for the nice pics.
Your unit seems very high up
Nice panoramic view from your unit

Tks Centrico, agree the view has turned out quite nice

One of my primary consideration was to have a windy place (the accompanying view was a bonus). Hence I bought this particular stack with through flow design, due to the unblocked line of sight. My mum's place nearby was windy throughout the year. I was hoping that my unit will be the same. Nothing beats natural aircon....

    I certainly agree with you.
Was contemplating to buy the unit because of the cross ventilation and the spacious layout but eventually settled for the smaller unit for practical reason and cost too
My unit will have the same facing as your dining room but no cross ventilation unless i keep my front door open

    Default Window Grills

    Hi Owners,

I have young children in my house and will need to install window grills.

The response from the developer as follows :

"There is no designated contractor for the installation of the window grilles at your unit. However, you are required to adhere to the typical aluminum window grille design as shown in Versilia’s handbook. The colour code of the grille will be powder coat PR12/877/CS4 or equivalent to the existing window frame."

Hope this info is useful to you too.
    Cheers.

To anyone who is knowledgable in the home network, some questions :

OpenNet is coming and Starhub & Singtel will use this new network in the future. From OpenNet:
    - "you are also encouraged to deploy home networking using Cat 5e/6 structured cabling within your home as part of your renovation"
    - "Ensure Accessories At The Designated Location Is Catered For
    (a) Install twin 13A power point/socket at the designated location (e.g. within the closet), so as to provide power to any equipment.
    (b) Install RJ45 patch panel. Number of ports should be greater than the number of rooms of units premise. "

Fortunately, our unit comes with Cat5e cables prelaid in all rooms/study room and the datapoint is at the DB box (located next to main door).

    - Is Cat 5e sufficient as OpenNet is advising homeowners to install Cat 6 cables.
    - Do we have a RJ45 patch panel at DB (I cant recognise the stuff there as I am not a network engineer)
    - If yes, does it mean that we can lay the OpenNet fibre termination box at the DB?

Must say that the Hoi up's workmanship is good. Could not find any defects except for a loose rubber lining in one of the room windows. Toilet tiles and fixtures are decent. kitchen cabinets nice! marble flooring in the hall and dining area - looked good - no complaints. Most of all, the site manager is a nice chap. will bring him a bottle of wine tomorrow when i collect my keys coz he went the extra mile today

PS : swimming pool area was nice and cosy. landscape was great and well thought through. guess i'm going to enjoy my stay here
    Hi dist15,

How was your key collection experience?

Went to take a look and confirm that our unit comes with OpenNet preinstalled. Solves one problem for us.

To collect the keys, u have to :
    - make payment for the 3 cheques (maintenance, survey & admin) to HoiHup
    - bank to disburse the loan

I made quite a few phone calls to arrange all these so that i can be the first few to get the key.

I also got my contractor in to give the quotation. Hoping to move in well before the ghost month start in August.

In my case, checks were cleared on 3rd Jun and bank also released the fund on 3rd Jun. But the developer somehow not ready to release the key when called them last Sat.

    Default Collection of Keys

    Hi,

Collected my keys today and the rain didn't dampen my spirit!!!

Drove into the carpark for the first time and was welcomed by Mr. Wong (Managing Agent) and Nicolle (Hoi Hup).

Saw what I had expected as my unit is a similar layout as the showflat, less the ID. Did not have much time to check the defects and will return tomorrow to do so!!!

    Some things to note :

    1. There will be no carpark lots for visitors. They will be asked to park at the HDB next to Versilia.

    2. Taxi are allowed to come in to alight or pickup passengers.

Mr Wong highlighted that they will be very strict with the House Rules for the first year until the new MC is formed.

    Will post the pics soon.....

    Cheers.

Congrats BIC, hope it went well and yr unit has no major issues.

Waiting for the developer to rectify my own list of defects before calling in the contractor to start renovations.

Was told about 12 owners have taken their keys so far.

    hi BIC

I also collected my keys today. Was at the Mgmt Office briefly around 1.15pm, some one was collecting the keys then .... was that you?

    Moment of truth...

    Likes:
    1. Fantastic views front and back from my stack (03 type)
    2. Swimming pool deck area
    3. Finishing

    Dislikes:
    1. Lobby - not air-conditioned
    2. Function room - was minuscule - perhaps better to extend the small gym, or convert it to dining / reading lounge

    Hi Komo,

    Welcome to this thread!!!

Are you also an owner of an unit in Versilia?

Yes, installation of grills is allowed in Versilia but are confined to the approved type and colour by the developer. Details are provided in the handbook.

    Cheers.

    Hi BIC,
    Actually no. I'm vested elsewhere.
Just that you raised a topic which I currently have in mind.
Thanks and congrats on your new property purchase!
