    move to #XX-01 and continue looking for units around reservoir to rent out. i still want the good fengshui here. keke.

    most importantly she said, reno until so nice rent out v wasted coz she never met tenant who will take care.

    like i said, she's good. haha.

    oredi booked my ID to do new unit, have to do alot this time coz original condition.

    boh pian kids excited about moving house so have to go through the hassle lo.

    what is stan's cheapest package? if i only wan a simple + low cost reno, will he do?

    yes, i tink he will.

    but he's fully booked nowadays after he appeared on tv w michelle chia.

    so try to book him earlier.

    well, i learnt that for rental units, dunnid to reno so nice so wun heartpain when renting out. haha.

    Yes...NEVER NEVER NEVER do up yr apt nicely for renting out.
    I had a very BAD experience with my previous brand new apt.

    wow! that bad huh? ok i will do minimal for all rental properties from now on. but the yield for tropica is good, and creeping up due to uwc in aug lei. minimal reno can still get good yield?

    actually i have different experience

    i did up my very very nice ...

    my first tenant paid 8k , while my neighbour rented out at 6k..
    tenant really took care of my place ..decorated very nicely ..
    then second tenant lagi like it .. and paid even higher rent at 9.5k

    anyway you have 2 mths deposits... they dont take care ...you can use the depo to do repair

    9.5k-6k=3.5kX12mths=42kX2yr lease=84k!

    Not a bad deal!

    i amquoting my experience about doing it nice nice before renting out

    cos if nicely done .. you target a different group of tenant ..who can appreciate your place and ID ..and willing to pay more for it ..

    its all about the agent actually ..different agents have different clientele ..

    those specialise in expats will help u find those tenants who can pay more and will take care of your place .. in fact ..they can decorate it so nice that can help you raise your rent even more to your next tenants..

    is a 2 or 3bedder? how much u spend on reno? based on rental9.5k...shd be upmarket location...

    mabe i shd look into it...spend 30k on reno and fetch 84k more within 2yrs?

    actually no need to spend a lot ..

    throw in a chandiler for living and dining ... a couple of standing lamps .. and nice black out curtains .. a fridge, washer + dryer .. plus DISH WASHER ...

    if you have regular ID friend .. can get all done below 12k ..

    alot of people use Ikea hanging lights .. or blinds... they are cheaper .. but can also look 'ordinary' justlike any other condo ..which house in spore dont have IKEA items ?? so common right ?

    standing lamps..if they dont like you can take it back ..
    basically lighting and curtains makes a lot of difference ..

    dishwasher is not common ..BUT expats really appreciate ..
    doesnt cost much .. but you must get proper people to do it right ..

    u get ID guy to reccommend lightings/curtains/paint color/furnitures whereas i DIY myself(however not from IKEA...except some flr mat, linen)

    tats makes a difference!

    had bad impression of shanel. went to view one unit high floor two years back. unwilling to match seller price. told her we will monitor the price movement a little longer. guess what she said " you want price to come down, you wait long long. " very disappointed with her service. in fact, it was her friend ( i think her husband ) who showed us the unit. weeks later, the unit was sold at a lower price.

    no no i dont use ID ... only used ID first time ... and learned from there ... i have dont this many times over the yrs ..more or less can do it myself ..

    i do spend more on really nice designer hanging and standing lamps .. especially for brand new units just TOP .. get them done asap ..so can have viewing even at night ..

    often the wife will come viewing in the day .. when you have the ang moh appliances .. they like .. then the same night ,they bring their husband to view ..and thats only possible if you have lightings done ..

    and my experience is .. i manage to rent out faster and at better price ..

    years ago ..you throw in a microwave ..makes a difference ..
    nowadays microwave so common .. so i throw in dishwasher

    so far i have done my own ID ..buying lightings from the same designer shop .. curtains from my usual supplier ... within 1 week .. my unit is ready for day and night viewing .. and within a mth its rented out ..

    try it ..

    you may spend a few k more than your neighbours .. but you get rented out sooner and at better price ..

    every 1 mth delay .. you lugi 1 mth rent ..

    Any photo as example to share with us? so we know the standard, and may try to improve by keeping the same reno cost at the same time.
