    6 bids for Tampines EC site



    A HOUSING Board site for executive condominium housing on Tampines Avenue 8 attracted six bids when the tender exercise closed on Tuesday.
    Hoi Hup Realty, Sunway Developments and SC Wong Holdings jointly submitted the top bid of $187.6 million for the 20,600 sq m site, with a maximum gross floor area of 57,680 sqm.
    This works out to $3,252 psm/GFA.
    The 99-year leasehold land parcel can yield about 525 EC flats.
    The next highest bid of $172.8 million came from Opal Star Pte Ltd and Lum Chang Building Contractors, followed by the $161.5 million bid from Grand Isle Holdings.
    The HDB will announce the final tender award in the next two weeks.

    SINGAPORE : The Housing & Development Board (HDB) has awarded the tender for the land parcel at Tampines Avenue 8 to joint bidders Hoi Hup Realty, Sunway Developments and SC Wong Holdings.

    They submitted the highest tender for the site at S$187.6 million out of a total of 6 bids received.

    That translates to about S$302 per square foot per plot ratio.

    The land parcel has a site area of more than 20,000 square metres and a maximum gross floor area of over 57,000 square metres.

    It has been earmarked for executive condominium housing.

    The site was launched for public tender on October 6 and has a lease period of 99 years.

    $95.90/mth is very expensive, in my view. The Retail Service Provider (RSP) ie the company that sells the services to the consumers pays only $21 to the Operating Company (Opco) ie the company that provides the electronics to run the services.

    The entire fibre infrastructure will be completed by 2012. By the time, there will be enough consumers and RSPs to provide more services and healthy competition to drive prices down. I would wait and see how things turn out before committing.

    What happens if the "No" votes win, does it mean you get to continue at $11?

    How many times have they succeeded increasing the amount in the past so far?

    depends on the size/unit type. for 3 bedder it's 3 share and 4 bedder is 4 i guess???

    One high floor 4 bedder at blk 61 is asking sky high price now, after gov cooling measurement came out last night

    Most of ppl have to pay 40% down payment instead of 20% now. So if he is asking 1.25mil, that means you have to pay 0.5mil first!

    so the new policy will beneafit ppl who has cleared their existing loan. anyone interested to jump in?

    Up to him to price. Up to buyer to accept.

    SSD actually raises the exit price by at least 16%, so viewing it from the reverse angle, it raises the current price by at least 16% as the COMPETITIVE EDGE over 14 Jan 2011 buyers.

    They could negotiate between 0% to 16%+1% (agent Com) + 3% (Stamp), total about 20%. To close the deal and a fair one should be a 10% price increase if owners has holding power.

    Speculators and flippers dying to get out, negotiate to buy at -20% to 0% and a fair one would be -10%.

    now nobody wants to sell, so agents gotta promise high price to get stocks to sell. that being said 1.2mio for ur unit is worth considering

    I was wondering why is it not 61 and 57 being the hotter and more favourable stacks instead of 51. Any reasons? I thot those reservoir facing always more in demand? No?
