    How is this condo? can share your view about floravale condominium.it is in my budget however I like Guilin view more.

    I am considering following condominium, advice me which is best
    1. Guilin view
    2. Parc Oasis
    3. Norhvale
    4. Floravale
    my budget is 500k to 600k only and need 3 room house

    I have a friend stay there, though it is far but is a nice and quiet place. It is also quite convenience as there is a mall opposite the estate. Heard rental there is easy and good cos it is near ntu, tuas, jurong island.

    My Two cents worth.

    Floravale is an Executive Condo (EC). The rest that you have mentioned are Private Condos. So, if your budget is around 500k-600k, Floravale is well within your budget, because EC are usually relatively cheaper than Private Condos. But Floravale is situated further from amenities and MRT.

    However, Guilin View, Parc Oasis and Northvale are better situated with MRT within walking distance. That means, you are paying more for the location. So it depends on whether you are willing to fork out more for that. It is factor that you have to consider.

    Guilin View - offers good view of Guilin and if you are getting higher floors, you would have panoramic view of Bukit Batok Nature reserves and Bukit Timah Hill. No worries that the authorities would bulldoze Guilin to build properties and block your view in the future. Very breezy.. 3rooms unit should offer you good view of Guilin View. 2rooms faces the back which may not be ideal for your likings. Popular with koreans and hong kongers I think.

    Parc Oasis - relatively old (10+ years) but prices still going strong, perhaps because it is near Chinese Garden Mrt and future jurong lake development. Some units offer good view of the lake. Popular with koreans and japanese.

    Northvale - Don't know much. So can't comment. Near CCK MRT & Lot 1. So, you get more choices on amenities than Guilin View and Parc Oasis.

    If you are looking at designs, perhaps Floravale and Northvale offers you better exterior looks.

    And don't think rental will be that sloppy if your unit is conveniently located near MRT & amenities.

    EC are developed and sold by private developers but built under HDB regulations. You can find EC information in the website of HDB. There are restrictions on the sale & purchase of ECs by HDB. If you are a foreigner, you may wish to read more on the restriction on the purchase of ECs especially those below 5 years. Yap, you have to read up.

    Private Condos do not have restrictions on ownership by foreigners. A person can buy & sell a private Condo at will anytime. Such flexibility could probably explain why Private Condo fetches higher prices than EC.

    General facilities of EC and Private Condos like pool, security and club houses are the same..

    that is why it is only $576 psf, you probably didnt do your maths.

    At the moment, maintenance fees are $550/quarter excluding GST.
    2nd carpark lot can be applied at $30.

    These are agents pushing the prices to the limit. Floravale is at the very far end of the west estate. Visitor by bus need to walk at least 7-10minutes to the main entrance. Not convenient.

    hi all,

    actually i am 1 of the owner there.

    although its far from what people claim to be compare to the city, it depends on where you are working. My wife works in jurong island , so its convenient for her to travel.

    Of course, people have been talking about near to MRT which yes, it did fetch a better price, but there is still a feeder bus from floravale (interval of 15min) to boon lay mrt which is quite convenient.

    vistor can actually takes public transport to gek poh and come in thru the back gate. its the same as going thru the front gate procedure.

    Most of the units here have high ceiling and all NS facing. its quite and windy everyday.

    my unit is 1324sqft, quarterly maintainence is at $592 with GST.2ns car park applies at $30 only which is very cheap compare to outside HDB carpark.

    If you have gone to gek poh shopping centre before, it does have everything what you need....its very convenient....

    6 months ago, unit of size 1248 sqf in Floravale worth only about 550-580K. Now the asking price has went up to 720K. Property market goes up does not mean all kinds of condo's value will appreciate. Those who buy at this price may be stuck with an expensive ageing property.

    The maintenance is also not cheap especially that you have close to 800 units sharing the cost. You may disagree with me but just my 2-cents worth.

    Usually property market goes up, most of the condo's price will appreciate and thats include HDB as well.

    as for the maintianence cost, its consider low. No matter which condo you have been to, more units, less cost. less units, more cost.

    If you are staying in a condo, maybe you can tell us how much is your monthly maintiannce cost.

    So it depends on which way you are looking at it.

    I heard -
    Yew Mei green is less than S$200/month for around 800 units ?
    Regent Grove at S$260/month for 500 plus unit.... lakeshore at less than S$200/month for close to 800 units...all are 4 share per unit..all are near MRT within 5 mins walk and amenities..te first one is EC, the other two are private..

    the floravale. Maintianence also less than $200 per month inclusive of GST and 4 share per unit (for my unit). Total number of units is around 700+


    We pay $592 every quarterly

    totally agree, paying this price will get stuck with an expensive aging property.

    If not wrong, the lease for Floravale start 1997, so this EC is coming to 13 years old. For a 13 yr old EC and asking for $720K for 1248 sqft, that is really at the high side. $600k shd be more reasonable. My 2 cts worth.

    Agreed with wkang1970. However, if there are people can afford to pay $720K for an ageing Jurong condo, of course other Floravale owner will think that their unit also can sell at this price, price will continue to climb further. It is only common sense prevail, then the price of Floravale units will return to the reasonable level.
