    I email soilbuild on the TOP date. They still say that will be first quarter but dont wan to mention which month. So got to wait and see...

    The Tier I think just TOP, their mini 2 bedder asking around 3k to 3.3k per month.

    A better judge for the rental is to use the psf.... it is a better reflection of the market.

    For example, the Tier is asking for 3.3k.... But the psf is $6 and floor area is 549ft ~ 3.3k.

    In my opinion, a better benchmark would be the Montebleu, which have the same developer, same floor area, but it is classify as District 11 (thus higher price).

    $5 psf seem like a reasonable price as Montebleu is asking around $5.33.

    However, it would still depends on the market conditions and the furnishing of the unit when it TOP.

    Just got a letter from soilbuild via my lawyer that Mezzo will TOP sometime between Feb to Apr 2012.

    assuming u buy at abt $700k, then 3-3.3k is quite shiok. I just follow Regulator RH guideline abt $700k rental abt 3k...

    Default Office tenants can use 7th floor pool + facilities

    Hi,

    New to this thread but want to check if the current owners are aware that office tenants can access and use the facilities? Was checking the website and realise that it was positioned this way to the office tenants. Was interested but concerned if the 7th floor will turn out to be a smoking corner for smoking breaks and BBQ pits n function rooms always booked for company activities n meetings. Anyone can clarify?

    I went to the construction site over the last weekend and noted that the lift lobby for the resident is seperated from the office. By looking at this, dont think there is any lift to reach the residential area from the office. As such, unlikely the office owner can use the facility....I havent be able to access to the office area so cant 100% confirm this..

    Hi,

    Wrote to the developer to clarify and realized that the office tenants can use the 7th floor facilities including pool, BBQ n function rooms. Do you think they will allocate a security guard to ensure no trespassers etc? Am concerned over the security + overbooking of the facilities.

    I have been the construction site few time recently. Seriously, the actual outlook is really much better than the artist imagination. Seem like key collection is really around the corner already....
