    I took the recommendations from the Renotalk website.

    So far de trenzo along balestier road quoted me the lowest. I will visit their showroom this week. If workmanship ok I may place the deposit.

    Get at least 3 to 5 quotes before making decision. Let me know if you can get cheaper and better deal

    Can anyone advise me that is it normal to engage with ID before the TOP? Does the ID need to go into the apartmen to look at the actual layout again?

    Yes they will need to see the actual layout, but not sure there is any leeway to visit the unit before TOP.

    banks spread for completed projects about 1% leh.....only BUC got 0.65%

    Because I signed the loan package back in mid 09 mah, that time +1.25% was the standard.

    Which bank? DBS can repriced, no fees, for 0.75% + Sibor 3M!

    sibor rate is higher at the moment then SOR. uob most likely won't offer SOR. if they offer, quickly take

    § Loan tenor must not be less than 5 years at the point of conversion
    § Bank having 1st charge


    option a: 3Month SIBOR (2 years penalty period) – free conversion
    3Month Sibor as at 15 Nov 0.38306%
    Yr 1 : 3Month SIBOR + 0.85%
    Yr 2 : 3Month SIBOR + 0.95%
    Yr 3 : 3Month SIBOR + 0.95%
    Thereafter: 3M SIBOR + 1.25%

    Partial Redemption Penalty :
    1.50% on prepaid amount within 2 yr from date of conversion subject to 1 month prior written notice.
    Full Redemption Penalty :
    1.50% on redeemed amount within 2 yr from date of conversion, subject to 3 months prior written notice

    Is this only for Mezzo, how about UOB sor packages for other BUC, also the same?

    Is there a option b provided ??

    Hmm.. I am a bit confused by these. Mine is also from UOB.
    What is repricing? Do we need to send it the request to the bank?

    Repricing basically is to change ur loan package with the same bank to a more affordable one for the existing market condition. U can call uob hotline or your banker to ask about the current package they have.

    I wonder if u guys can bargain for a better package than what i was quoted?

    Dont really see these options much more attractive compare to our current 1 as the spread is still high...dont save much interest from whichever option they offer.

    Do they still allow you to place deposit (up to 75%) to enjoy the same rate they charge you for the loan? By loooking at the current market, I might consider to use this way to reduce the interest exp. Once the market more stable after 1 or 2 yrs, then change bank or renegotiate with the bank again...
