Last time almost bought the top PH 1625sf unit.. because the actually build-in (useable area) is only half the size of the whole flr area.. quite small inside.. so change my mind.

Huh? Got such option? I didn't know about that. If really have will be great! The balcony can be used as a dining area, while the original dining area can be made into a bar counter or study corner.
Yes, when I brought the property, the agent told me that the developer already obtain the premission to change the balcony. The agent suggest me to cover up with windor and install wood floor and get away the class door between the balcony and living hall. He say the contractor will call all owner when they are doing the interior.

It is called the bifold door. The agent mentioned to me as well, and he even showed me different pattern of bifold that can be installed. Think only 3-4 types are available.
If you can remember, it was displayed in the showflat (I have the pic but don't know how to post it). The agent even asked me whether want to pay $5k upfront for the bifold, or can install after TOP.
The bifold can enclose the balcony area (but not planter), which will make the living room larger.
However, there are some other problems as well. The bifold cannot be locked. It will also make the living room darker as it is quite thick and will block the sunlight. It will take up some space when it is not in use.
I prefer to just install a timber deck on the planter. If some residents install the bifold and others don't, the building may look funny from outside. It may be funnier if all have different taste of pattern.
Get ur own contractor.. Should be cheaper.
I doubt so too. It will make the entire facade totally out, ugly and non uniform. I dun trust agent because they always like to act like the developer and selling nonsense ideas to consumers. Think $150-$200. It will only be determined by the management later if not wrong.
Not sure when sinking fund will kick in, which should be on top of maintenance fee.
just pass by this morning. saw the floor 26 plate hang there already. mean they r building 27 floor......hope they can finish up to 28 floor by this month.
