    A ground floor unit at Tropical Spring has gone for @$779 psf. This is a frenzy for a 10 year old condo.

    Hi, owners of doublebay,

    could advise what is the offer price by specialised agent of doublebay on studio unit now? As understand caveat may not be the latest pricing...thanks...

    my children love doublebay's facilities after seeing the brochures shown by some friends...

    U can check on propertyguru ... I think asking ~ 1000psf. The best studio units should be at stack 18.

    Studio is new to Simei/Tanah Merah so not sure how much can fetch. Rental for 2br @ Tropical Spring next door completed in 2002 should be about 2.8k per month.

    My take is around 1.5-1.8k for a studio(its not a proper 1bedder)

    If ur budget allows, personally feels tat u may wan to consider 2/3bedder afterall it is a mass market condo and it is easier to sell to homebuyers when it TOP if u nid to.

    Its definitely less than that... 2.5K max...

    Propertyguru is not reliable and the price is no way to be a reference... there are too much dummy advs and repost from the same repeated sellers...

    I doubt it fetches 1K pfs now... nearby old condo is only $750... giving another $150 on top would be the max to go... and not to forget the price during launch is bout $700+ pfs...

    He is toking about studio units asking prices. studio units was launched at 8XXpsf...1kpsf is the price to go.

    I got mixed up...I am referring to The tropical 2bedder rental 2-2.5k

    Tropical spring shd be able to fetch 2.5-2.8k

    You are right about propertyguru.

    Those are just asking price.
    I look at how much prices for rent & sale for my condo vs what transactions and rental actually are. Big discrepancy.

    In the current bull market...nobody is in the right mind to sell/rent at transacted prices.

    Same goes to during a bear market, no buyers r in the right mind to buy/rent at transacted prices.

    waterbank 506psf ppr, boonlay 499psf ppr, SIMEI 523psf ppr!!!

    with all 3 land price almost similar, so boonlay and simei gona launch same price as dakota?

    2br Centris @ Jurong West already selling > 900psf last month. Optima @ Tanah Merah is asking 1000psf .... Property_Owner is right, sooner or later nothing is below 1000psf for those close to MRT.

    Looks like developers more keen on government land sales than enbloc. Looking at the map - this is the farthest away from city center anyone can be already and 99LH and still will sell at 1000psf on a smallish plot If you're holding on to freehold development near future MRT, I think "huat" already.
