    Hmm ... concerned about size of BR, then rent out DBR and stay in HDB or Simei Green next door .. best of both worlds. But I only have one 4-year old kid, 2br @ 936sqft pretty decent to me.

    What are the operating hours for the waterfall? AFAIK the MRT trains can go on 24/7. At night a small number of trains travel to the depot near the expo. So how effective is it to shield the noise.

    yah, im dying from cleaning my 1256 sqft. my sis stays in 1001 sqft and she has less space to mop and vacumn. it will also prevent me from buying too much stuff to display too. no kids so small space is good for me.

    No kids of course small is good. If you have family, space is important.

    there still be noise from the mrt even with the MSCP. just have to adjust to it when that happens. those who stay near highways are also prone to noise, but after many years, people are kinda immune already.

    Was there yesterday night to check out how will the mrt noise be like by standing where my unit should be. personally, i feel i can live with it rather than staying next to cross junctions or highways.

    It depends on which stack, facing and height of your unit. I stay 350m from MRT shielded by Eastpoint shopping mall ... try very hard, can hear very soft MRT sound @ my living hall only after 11pm. In fact road traffic from the road 50m away is more noisy especially the BUS stopping at bus stop !!!

    My friend @ Simei Green, he said he never hear MRT sound ... unbelievable.

    Small is good. I use to stay GCB. Sometimes feel that walking from bedroom to kitchen takes me ages. After kids grown up I decided to move. Staying in a 2 bedder with wifey. Life is so simple now.

    I used to stay about 200m from MRT track too, hardly hear anything, but so many ppl talk about track noise, that is why I asked.

    DBR sold 97% and prices are still reasonable. Grab it before it is gone. Due to future development at changi business park, expo and singapore fourth university it is great place for investment and rental purpose.

    According to URA website, its 94% of launched units sold and 86% overall, including unlaunch units for up to end-Aug 2009.

    development at DBR is really slow compared to Vista by FEO. Waterfront has work going on even on public holidays! DBR, very relax

    Did they buy at a discount?

    Usually, the staffs, related associates or friends get the first bite of the project. If the order are reversed... I can only infer that they cannot find buyers anymore. So, in order to clear the units, they have to off load at discount to own people such as giving some cash incentives upon completion of the deal. They can term it special staff discount and or incentive.

    is there a way to check the transactions of these units, even if their caveats are not lodged? Will REALIS show it?

    The remaining units are either direct west-sun facing or low floors near MRT track. Instead of engaging the agents, selling to own staff at a discount not a bad idea.

    Not for the common folks. Treat it as a special deal for them. Buying an apple at $100 dollars and after you have eaten the apple, Seller gave you $5 dollars in return. Such practice got receipts?

    IRAS could check the books for these. Many possible ways and sometimes it is hidden as some other costs. I am sure you know what I mean.

    Better buy before too late? Might as well put the money into somewhere else:
    - Traffic very congested during peak.
    - Double Bay has "HDB carpark".

    Foundation work should be coming to an end.

    I have lived in Simei for 9 years, never see any traffic congestion before.

    When developers build MSCP and green walls to block the noise, people complain it is "HDB carpark". When projects do not have MSCP to block noise like in Interlace & 100 Trees case, then people complain about lacking of noise blocking structure. When no trees/landscaping/facilities, people complain also. But when there are plenty of them, people complain about maintenance could be high . There is no right or wrong answer ... to each his own.

    My niece with her husband-would-be bought a unit @790K. Would advice them not if know earlier. I lived in Bedok since 1979, now in baywater. Almost bought a unit in Savannah 3 yr ago. Traffic conditions deter me after spending 2 days observing. Too many condo there. Potential for rental in years to come when 4th U ready & Changi BP more ready.

    790k for 3bedroom (630psf ?) is a very good deal. Savannah traffic condition may be worse because there is only one way in/out. DB has 2 ways and you have the choice of PIE@ Changi Hospital side or PIE @ Simei Road or you can go via Expo side to ECP. Not to mention it is about 3mins walk to MRT and the future 4th university which is its main selling point.

    Many routes to travel out from DB. I don't think it's congested at all. Compared to savannah and ferraria, it is much better.

    my hdb place got basement carpark, does that mean all condos with basement CP are HDB?

    No it just means it is sorely lacking in that area. That's why Modena and Tropical Spring will be my preferred choice in Simei as compared to DB.
