    Casement window can have 100% opening while sliding window depending on no. of window panes may vary from 50% to 30 opening. Maximum opening is lourve windows that is why it is usually used at the kitchen / utility area.

    Recently got 8XXpsf meh? more like at least 9XXpsf for 3br, 1000psf for 2br and 1200psf for 1br. My Manhattan buyers look shaky in this dangerous bearish sentiment.

    Thanks. For investment only. 2 bedder, away from mrt track, Already 900++ liao. But for east-west line, mall n 5 min taxi drive to biz park, still convinced.

    Haha in fact, if really drops 50% as basic said, I will buy one more. But at least now I secure one for my early retirement first haha

    east area near changi biz park is the safest ocr bet.....y i say so....bcoz 2bdr in tat area still can fetch 1.5k at least during the SARS period

    Thanks. At least can cover the installment at worst scenario
    Waterfront waive 2 bedders already ask 1mil not negotionble, and their mrt will only come in 6 years. DBR next to east-west line, east point mall has everything, and there are very little 2 bedder in market now, so since this unit very quiet facing, we decided to give a try

    gd choice.....in simei, dbr is the best condo tat money can buy now in my opinion

    I cluster, Optima with Casa Merah, and DBR and The Manhanttan.
    I just went to The Manhanttan two weeks back, very slow moving project, overpriced and also very cheap setup.
    The Optima is also over priced.

    Semei and Tanah Merah, Semei is a better choice as it is in a matured estate as compared to TM.

    Potential wise, DBR is the best among the four

    After seeing all the new launches, DBR is a better option.
    Are the units facing mrt track too noisy.

    buy those facing expo and further away from mrt or poolview units....the pool shd be quite nice....got man made sand one hor.....dun play play

    Was checking some units with PES facing the pool. The PES too big and lavish. Wonder if these PES are covered or open. I checked with the agent and he said not sure.

    By the way, I did a testing recently - walked from DBR side gate to MRT station. only 3 mins to the traffic light, and i was wearing skirt! quick pleasant walking in fact, although the MRT track is really really noise

    Basic style is different from my style lah!!. Property is big ticket item and must have long term strategy and holding power. Not like stock market, buy today sell tomorrow .

    Lets hear it from an interested party : wat PSF were the agents offering to buyer and for wat bedder?

    see watz the spread bt buyer and seller quotes.

    I am looking at 3 or 4 bedder. I got the contact from iproperty.com but didnt negotiate with agent after seeing the floor plan. Personally, something around 800 psf should be fair value for a non-PES unit.
    Will wait for TOP lah and then go for it ..no hurry .

    I was waiting for casa merah to TOP back in 2009 before moving for it, thinking prices wld drop.........alas the price went North even when there was so much uncertainties in the economy then.

    Not an inducement to buy.

    i were having the same thought as you initially.... after check check then found out that first hand owner bought at 650+psf, and many are for own stay, so may not have many cheap-and-good units in the market. many of them don't mind to hold...

    Usually during TOP, prices would be pushed up further and 2009 was the year when any property you bought would now had made good money.
    This time, there are a few other developments near MRT in the east which may TOP in next 2-3 years. So more choices to select the unit I desire. I am looking for 3/4 bedder for own stay so not really concerned about the prices.
    I am already hedged. If price goes up, I sell my current unit at a higher price and get my new choice unit .
