So in the end, I choose a unit facing MRT track.. i will share my experience here when i receive my key..

Hope u got a gd discount for ur unit....

So closed. The inner units really suffer from zero day light ..Must switch on light even in day time ... Ripple effect of. contwisted noise and smell.. Wonder how these people ever dry their clothes (if ever) naturally. Simei Green a much much better choice.

With BTOs new launch lower price, this may affect HDB resales price, but depends on demand n most importantly supply. Pte pry prices south at this time is highly unlikely. Just look at new launches, smaller n higher $ psf.

Looking at the caveats, there's a huge price diff between unit 05-13 and 06-13....maybe selling to relatives? 600++psf and 900++psf..WOW!

Talking scaffolding removed for some stack

Noticed the scaffolding for a few stack like 21C, 21D, 19C and 19D has been removed. For some stack, we can also see Mistubishi aircon being installed. Wonder whether can we expect TOP by 2nd Q 2012 ?

Units facing outside and towards the mrt viaduct will get the train noise.

the windows are the push out type, not sliding. Wld it be possible to change to sliding windows( on own acct) after key collection? or only after 1 yr AND with MC's approval?

From what I know, it is not so simple to just change the windows. You might also need to change the window frame.

Yup, not likely, even so if the development is Greenmark certified.

Simple - check with MC and MCST rules.
If say cannot - don't try to be funny coz can kena complain, and then have to remove and reinstate. Pay double to get original windows!

They got the land for about 300psf, sell you at 650psf on average, construction cost is 200psf, financial/agency/marketing cost easily another 50-100psf, margin too thin to deliver good product lah .... not happy you can sell for a profit now. The same issue is going to happen to ATT in the future.

    LOL!!!!!

Hey u really tink all sliding windows cfm more ex den swing out types?

Sliding windows got problems! The ledge or u call it groove can trap rainwater and if nvr silicon it properly can cause leaking! Bcoz one of my ppty got such problems! I prefer swing out windows actually

Sliding windows dun keep out noise well too! For dbr, its actually much much better to have swing windows to keep out the mrt track noise

Jus to add, there r gd quality swing out windows....take a look at projects done by mm developer fragrance
