    Default Kembangan Area

    In all the discussion about the potential of DB Residences, I would think another area worth looking at is Kembangan area. There are a few developments very near the MRT and freehold. The area is also a quiet area though there are a couple of mosques around. Most properties there are freehold.
    Anyone has any views on the Kembangan area?

    very mly kampong similar to eunos...dun have much chinese eateries around.

    but gd thing is: FH and near MRT and decent rental yield...however mostly boutique apts

    Kembangan one stop away from Bedok. And with the land beside Bedok interchange earmarked for a condominium development, perhaps this place may see some life and interest. Perhaps some with enbloc potential as well. Usually developers like FH and near MRT and old buildings

    In terms of rental yield, Geylang area much better. Of course choose those higher number Lorongs like 26 and above to avoid the messy area and those parts closer to the Guillemard end.

    But Kembangan is a more classy area I guess compared to Geylang

    none...in fact simei also abit mly kampongish....but will consider if got FH big scale project near kembangan mrt...but impossible..lol

    cannot compare FH boutique prices with 99LH new projects with full condo facilities

    There is a big project of 473 units at Kembangan area. Keep a lookout for that. I have a feeling that will be a boost to the prices in the area. Heard it is from a reputable developer.

    Yes this is the one. I am quite keen to explore further to get a unit but something that bugs me is that it is not exactly that near to the MRT. How long would one need to walk to the MRT station?

    Personally I like Kembangan area as it is a relatively quiet place with most properties there being freehold.

    Any comments?

    dun be fooled when they say near to MRT....go down and test urself...super tiring as it is hilly....but very good exercise....

    i was once so naive and got cheated into buying a ppty tat supposedly walkable to novena MRT...physical distance on the map around 800m...took me around 15mins and very very sweaty.

    if i am not wrong, hoi hup is the developer...drove along PIE can see their banner.

    Don't laugh. Have received an offer of $178 psf above my buy price for a 3-roomer yesterday. Am not moved yet... waiting for St 3 plot to launch.
