    Looks like Simei resale also moving up, almost the same as DBR price:

    7-year old 3br Tropical Spring besides DBR is selling for 644psf on 2nd floor in July.

    Why don't you list down all the available units and the asking price plus your contact number for commissions... At the rate you are going... you might as well be dam bloody repulsive.

    latest News:

    Yesterday DBR sold many units. Showflat next week is the last week. Now 97% units sold. Great investment opportunity to buy........

    Just visited showflat and came to know that over the weekend many 3 bedroom and bigger units gone. Now only left very limited low floor units. Grab it as the prices are still cheap compared to new condo.

    The property consultancy (DTZ) also said that 88 per cent of purchases by HDB upgraders were for homes outside districts 9, 10 and 11. HDB upgraders bought mostly mass-market condos. Their most popular picks were Mi Casa in Choa Chu Kang and Double Bay Residences in Simei, with respective median selling prices of $633 psf and $663 psf.

    Tanumy, I suggest you send flyers to all 5-room HDBs in Simei, Tampines, Bedok, sure sell out immediately

    Tanumy... better still... place a one page classified in Straits Times about how good the project is... and list down all the available units with SUPERB pricing.

    It is a good-price project but as usual... the better apples have been eaten. Those left are not so fresh.

    DBR is nothing compare to my single bay. Good bay you just need one will do! Don't need uni, japanese school, united school of college, tourist hotel, shopping centreD

    Ok, give it to you and I do agree that prices are good (were better)... just that better units are already taken.... would you not agree with me on this? It doesn't matter anyway.

    this is all abt timing....between Apr to Aug....pty mkt condition is totally different. So 616psf at current mkt is still consider a good buy. Dont think u can get any new development unit at $480psf now.

    Hahaha.. I like this one... he is waiting to sell it to others....

    The left over units at DBR are either too big and expansive or not so good in terms of facing and level... One transaction does not give the actual picture... it could be a relative deal, exception or watever... to get more loans from the bank...

    Forget about investing in properties now... too little upside and too much downside... move to the side lines and watch, you won't be worst off...

    If you need to buy, get those near TOPs or completed... there are many buyers who are having problems with their loans.

    The fact is DBR sub sale is very high. So stop talking nonsense. U can't deny it is due to location and future development is great.

    Based on wat our DBR diehard claimed, he could probably also pocket his 247K profit or more soon. Happy for him. He should be busy counting the $$ and no time coming into this forum....hooray..!!

    Yes, I like the way you put it...

    In a bull run... even penny stocks can make money... so are those penny stocks good??.... anyhow buy also can make money... but when reality sets in.. what happens... kanna stuck and may even end up losing all the gains made earlier.

    Wow good upside, just as I had anticipated, DBR is the most desirable development in the suburbia East now, certainly better than the Bedok reservoir projects and pips Tana Mera developments for amenities.

    Not really. DBR location is crappy as compared with CM or Optima. One is surrounded by private houses/condos and is a private space itself. One is blasted by MRT. Anyway, give you a nice example of the difference of 1 MRT stop. Orchard and Newton prices. Go see then you know.

    Don't crappy this crappy that, you will be surprised most Singaporeans like HDB amenities and that is where the demand comes in. I agree with you that living in Tana Mera is very nice, serene and private but also less convenient and therefore only appreciated by a smaller minority.

    BTW CM and especially the upcoming Optima also has a fair share of MRT noise too.

    I also like staying near HDB so got more amenities but it's a fact DBR is a crap.
