Anyone here has comments on this development? Went down to view an unoccupied unit on #04, asking close to 870psf. I felt the price is on high side since there's another 2 room selling with renovation at same price.

Amenities shouldn't be an issue since Joo Chiat is food haven. There's the Cold Storage further down at Katong Mall. Schools nearest is Haig.

Never stayed in East before so not sure about the traffic along Tembeling Rd during peak. However, there's more than 1 way out to expressway.

This development is quite nice. You can consider. Price wise, I feel there is more upside than downside given across the East Coast Road (Katong Mall area) is already selling at 1200 psf and above.

You can also check out Beacon Edge which is nearby. Nice too. Most of the first owners bought at $1000 psf.

It doesnt alway reflect this way. Etc i viewed D'Sunrise at Joo chiat months ago, for a 800+sqft 3room were asking ard 500-520k. It doesnt come with a pool, more of a apartment status which top in 2008. I tot to myself, no way it could be sell for 520-550k. Might be below 500k

I was wrong, lastest transacted at 600k. OMG. I could just easily profit from the unit. Min of 30-80k of profits

True. Im a true investor that shunned off by the apartment status,without full facilities. I need few plus points to convince the future buyers. Etc, great rental demand, near mrt, FH, low maintainace fee,can park 3-4cars,and affordable to all....

Went to have dinner there and sort of recce the surrounding. A road away is the "live" Joo Chiat Rd which has a few KTV pubs. Tembeling Rd is like the quieter cousin. No shops along this stretch. However, further up along Tembeling (towards Joo Chiat), the street was quite dim. Saw some foreign workers squatting along the roadside.... Hmm... I wonder security will be an issue since Vitra does not have physical security guard presence.

Obviously one can't expect to rent out a 400-500k apartment at 5k to high income earners. At 2k you probably only target the low-middle income earners, and those are the people who need easy access to public transport. I don't think we are talking about The Sail studios here are we?

Precisely. The key here is accessibility. Need not necessarily be MRT. Taking a bus can be faster with less walking distance than taking MRT for some routes.

I know this place well as I live close to the development. It seems to me that the area this development has quite a fair positives. There are many caucasians living in the conservation houses and Sandalwood. The conservation houses along the junction of Tembeling road and Koon Seng road have been blocked off and will redeveloped. The road is wider than normal in the area, makes the place look neat even with cars parked along the road. There should not be problems of undesirable activities as there seems to be some unwritten rule followed by all where these activities are only restricted to the stretch of Joo Chiat between Changi and Duman/Koon Seng roads. As for overlooking roof tops, it's really a plus for me personally as that means there isn't any blockage in terms of view or wind. Not sure how the inside looks like though.

It's overall a nice quiet tucked away private residential area. Within short walking distance, you can find many varieties of eateries. When someone buys an apartment, the person would not be bothered with the lack of facilities. It's the privacy and quietness that counts.

Proximity to MRT stations is reasonable. Only 4-5 bus stops away from Eunos MRT. The Marine Parade MRT station is rumoured to be built near Roxy Square (opp. Parkway Parade).

If you drive, needless to say is very convenient to town (15mins or less) via access thru PIE, ECP & Nicoll Higway.

If you are someone who is very sporty and likes to use the gym and large pool, you should be considering condos but the tradeoff is lack of privacy, more noisy, and need to abide by a lot of Mgmt Committee rules & regulations.

For me, I live a carefree life, and privacy + less or no rules & regulations are of utmost importance.

Just one example, my friend who is staying nearby in a boutique apartment. The neighbours are all very friendly and sociable, they often gather around the small pool in the evenings for drinks and bbq. This is what I call enjoying life! You won't find that in a condo. Everything u do in there, u hv to abide by the rules, and be extremely careful to avoid being complained by neighbours.

By the way, our President Nathan also stays around the area and some other MPs too.

I see what you're getting at here. Yep, fully agree. Buses can make a whole lot more sense for certain routes. MRT is overrated.

The probability to get into a dispute is higher with a larger development for sure.

Me and my family never really like large developments mainly bec it resembles staying in a HDB with the exception of more facilities and security. So when it comes to private housing, we prefer small developments / quiet neighbourhood. Of course, landed will be the best. That's why we ended up in one.
