    last week i viewed one unit 1421 sq ft....asking for $800psf. negotiable. my wife wanted to view but i'm not interested....pm me and i can let you have the agent no

    urgent sale. agent told me owner willing to dump as tenant moving out soon in june but probably earlier. so owner wants to dispose before more bad news. anyway he bought at $600psf those days.

    That's a good deal! Dmonddd, are you sure of the unit size? My agent informed me there was one 'fire sale' going for slightly below $800psf.....if i vaguely recall the size but was definitely bigger than 1,421......then again, larger units are lower in $ psf. Will pm you for contact.

    This is a popular condo for expat Indians. Well-educated and quite well-to-do. Don't ask me how I know.

    my ex colleague bought a unit at launch ... was cheap then ...

    but after he moved in ...complaint so much ..that its such a big project ...so many units ... somemore got restuarants etc etc ..

    morning driving out to work its like factory ...all rushing/queueing to go out ... evening come home ..also like factory .. all queueing to get in ... he sold it on the move up ...

    Expat indians like near town locations Eg:- River valley, tiong bahru, red hill, tanjong rhu, mayer road.... they are very smart with their money going for locations near town, yet not too expensive.

    Lastly, they are not interested in staying at little india, although they do not mind shopping there once in a while.

    Period.

    my friend staying at Tanjong Rhu, said that area also swamped with indian tenants ...

    nothing against them ...but they had a good laugh when they see indian women wearing sari playing tennis ,,,and in the jacuzzi .... ? doing doing at the same time ??

    used to rent a unit there 1 year ago before shifted out to my new place
    what u said is not true at all
    Indians only mostly scattered around Block F near Queensway side
    cos its the worst block and rents are cheapest
    rest are mostly Japanese
    good blocks are E, D and H
    Block E 1163 sq ft I rented one before has a good view

    URA website latest to be lodged : $711 psf in Apr 09. Size 1249 sqft

    1249 sq ft is a bad facing
    a smallish studio ish and the extra space you pay is for the balcony etc
    this one should be the one at the shopping mall block, I think

    the project is big

    to get a proper idea of what the best facing sells for
    just look out for 1163 sq ft and 1238 sq ft

    those 1550 sq ft like units for example face the HDB etc and noon sun

    always check out the floor if u dont like curries maybe you may kena a floor with some Indian expats etc

    local owners mostly staying Block E, D, the low rise ones etc

    given the mad rise in prices
    and silly asking prices
    I would say 1030 psf is now cheap

    market is crazy

    Anyone knows the plot ratio for anchorage? check ura website but did not indicate. did show plot ratio for queens though.
