    3) Bend in the road in front from Upper paya lebar to Bartley is good. Roads bending away is bad. Never buy near expressways, the occupants will be easily irritated and excitable due to the fast moving traffic. [/quote]

    Just to clarify, the road should bend around the property like this o) and not face away and cut into the property like this o( . Hope this is clearer.

    The flyover is not an expressway and also we are not so near to it. But projects like the Arte, Vista, Hundred trees and even Double Bay and Centro are just beside expressways and open MRT tracks.

    For info, the marina bay IR is prime fengshui land for Singapore. It is called the eye of the dragon.

    For your own house, you should get a fengshui master to assess before renovating if you are really serious.

    Thanks for sharing. Don't know who is this fengshui master Cecil but may consider engaging, just need to find one reputable one.

    The only story heard from agent was that then the units of the old OG were very huge.

    I popped by yesterday night and the makeup is almost done. They are still planting more hedges and bougainvilleas at the lift lobbies which makes it even nicer. There are so many different species of plants that our children do not need to go anywhere to get the young scientist badge!

    OG is simply beautiful at night. The deck chairs are lighted warmly and the swimming pool is like a mirror reflecting the moonlight. Too bad my hp camera cannot take good night pics.

    My colleagues have asked me if the photo I took in OG was at Banyan Tree!

    Imagine the shock on his face when I told him it was my home.

    For those thinking of cashing out, be careful of doing it too early unless you have plans to do something better with the money like buy Marina Bay Residences.

    The completion of the IR in Singapore is very soon. 1st quarter 2010. When that happens, Singapore will enter our golden age. Our property price will not go down in the near future. For macau, the casino effect increased property prices about 30% before and 30% after its completion. Do you think Singapore will be much worse?

    Not many people get a chance to move into a brand new condo. The experience is priceless.

    Besides the price should go higher after TOP as buyers can view the units and be charmed by OG's beauty. The brilliance of an architect or landscaper is to convert an idea on paper drawings like our brochure into reality don't you agree?

    Wow, banger is really quite a poetic person don't you think

    I didn't know Macau property prices jumped so much before & after its IR .. wow. But it's not that developed like SGP so perhaps the upside is larger?

    Having read so much good stuff about OG, AGREE that it will be an experience not to be missed

    You forgot to mention. This development is just beside many industrial buildings & factories.

    Feng Shui not so good if too near industrial activities.

    Yah, take #14-02 as example, bought for $827psf and assumed he sold at $1250psf... That is a profit of $423psf! Translate to physical gain is $519k!!!! Can pay in full for a 4-room HDB with spare cash for a nice good renovation!!

    Of course, the lost is in missing the opportunity to enjoy this great development...

    Exactly..so it can be quite tempting if can fetch a very high price so have to sacrifice something to gain some..it depends on individual perference.

    Anyway, when is the keys collection?? Anyone got any idea? Wait until neck long long...

    Since we are all eagerly awaiting the TOP of our new homes, I believe most of us has already done some shopping for electrical appliances and some furniture.. Let me start the ball rolling on some of my findings on electrical appliances..

    Thanks for the compliment. Just my 2 cents and trying to help. Pls confirm yourself and do not believe anything in a forum blindly.

    Yes. being near industrial and factories there will be too much yang (living) energy. The industial offices nearby is probably the reason that turned many people away from OG and also the busy road construction the whole of last 2 years. Hence the low takeup rate at launch.

    The good news is that fengshui can be easily balanced. In OG, landscaping of large amount of plants and water gives the yin energy to balance the yang energy out! That is why in OG, you feel very different than when you are outside. It is extremely obvious. Too much yin or yang is bad. In fengshui, we try to find a balance.

    The other good news is that the construction of the roads widening and MRT is complete and now and the traffic flows smoothly in front of OG. Hence, congrats to the lucky people who bought OG.

    Also I forgot to add that OG is located on gentle slopes with a hill or higher ground at the back and the lower private houses in front of us. This belief is best reflected in the traditional Chinese saying, "Mountain at back, facing water".

    Ok now tips on how to get in OG? Smile and be friendly to the workers and security guards. They have toiled on OG for the past years and they appreciate your friendship very much. Much credit goes to them. Much of the barriers in this world are man made, why continue to let them exist?

    Went to Courts, saw a 32" LCD Panasonic TV at $549, if i am not wrong. While stocks last but not sure whether good quality or not. I think now Courts having the 'Neighbour' Sales.

    Went to OG for a quick check, was surprised to see lots plants and flowers outside the condo. Workers are planting more plants and flowers and I think OG will look like a beautiful forest inside and outside.

    Hi jtpy, the 42" option sounds good with 100Hz but heard that it's hard panel. My hubby said soft panel should be better, but I'm not into such stuff. Not familiar with sound bar too

    We now looking at the latest promotion by Mayer .. it's Year-End sales got washer-dryer options which we are looking coz can easily throw dirty clothing & collect the clean ones upon coming home from work
    If you have seen the advert on papers, got both Indesit and Ariston for such two-in-one system.

    According to my survey, hard panel screens do not compromise the display too much if you view from the sides.. So it will be good when you want to watch the TV when having dinner.. Another consideration for hard panel is for my kid who will probably pull some stunt when he starts to walk in a few months time.. He may just climb onto the TV console and reach for my TV with his toy.. Prevention is better than cure..

    For washer + dryer combi, watch out for the washing and drying capacity.. Usually the wash capacity is more than the dry capacity.. So there may be problem is you wash yr load to the max.. Also, combi machines usually don't dry fully.. maybe 80-90% dry instead of fully dried.. Check the shops for the specifications.. The other thing about combi is that both washer and dryer shares the same motor and thus the motor may work doubly hard everytime u wash and dry.. Of course, the convenience would be on the compactness of the combi..

    Fyi, for washer + dryer combi, dryer load will be half capacity of your washer load. If your washer capacity is 8kg, your dryer can only take up to 4kg load.

    Also I forgot to add that OG is located on gentle slopes with a hill or higher ground at the back and the lower private houses in front of us. This belief is best reflected in the traditional Chinese saying, "Mountain at back, facing water".

    Ok now tips on how to get in OG? Smile and be friendly to the workers and security guards. They have toiled on OG for the past years and they appreciate your friendship very much. Much credit goes to them. Much of the barriers in this world are man made, why continue to let them exist?
    The only setback for this project is it is surrounded with industries and factories. For investor point of view, the potential for capitalisation is slim. For anything more than 1 mil, there are still many choices in the market that offer upside gain, sad to say.

    Suburban condos have peaked while the prime has much more upside to go. Unfortunately, if you had not bought anything thus far, you have missed the speedboat. Most if not all who bought OG are sitting on nice profits.

    For investors, buy resale prime at the moment. Definitely much better upside potential.

    I popped by yesterday and it certainly looks like the leaves and flowers are blooming. Let's keep our fingers crossed for Nov TOP so we can have our OG Christmas party!
