    Ha-ha , that seller is not serious , no way they sell at the price ) 1,100 can now buy River value , clark quay and many other projects . Also 13th floor is not high but rather low floor
    I will buy $700 psf on a high floor quick cash if someone wants to sell quick

    Default My thoughts

    This is one of my targetted developments. Here's my analysis:

    Think most people bought here at 2007 prices if not higher (subsale). Prices have come down from peak, about 5-10%, based on real transactions. Only chance to get cheap is not high since no one is willing to let go at a loss unless:

    - DPS buyer cannot get loan on TOP (was told towards the end of 09)

    - Buyer lost job or investment and need to liquidate

    Suspect my chances not too high, given the low number of units compared to something like Park Infinia/ Rivergate (where there are so many units and people can sell cheap yet still make money cos they bought pre-2007).

    Agree?

    Units at City Sq has median price transacted at 800+psf. I believe P11 shld b higher given its D11 status and proximity to Orchard.

    There's a mOntebleu unit sold recently(caveat nt lodged) for 975psf. Whether buyer exercise option is another thing.

    Prices are definitely dropping further if owners are still selling at unrealistic pricing. Pavilion 11 is going to TOP soon. If sellers are still holding on, good luck to them. With the pig flu and more retrenchment news, lets wait and see.

    Thanks for the info. I was told it will TOP second half of the year by agents.

    As for buying before or after TOP, I was told that during this period where people (deferred payment scheme ones) may sell because they cannot get loans, it may be better to buy from them now. After TOP, they would have their loans and less likely to negotiate.

    Any chance someone can upload the specifications for P11, i was told
    this development uses tiles for living room. Tho i know high end tiles can
    cost more than compressed marble, still kinda concern about the rest of
    finishing provided. thks in advance

    I heard is marble for the hall floor and better quality then Pavallion11.


    Good luck to those Owner now....better offload before too late.

    There maybe new launches coming by CDL....

    Lucky chap who bought the 24th floor for less than 1,000 psf.

    The asking price for > 20th floor now is $1,150 psf !!!

    Floor materials makes a 10K difference (for 2BR) ... so, if you want top grade marble, can change yourself, just pay 10K more ...

    Anyone keen to offload for less than 1,000 psf, >15th floor, please contact me .. no agents please ...

    UOL products can be trusted ... they are the developers for Newton Suites too !

    You got a better chance with block 5 (considered the lousiest block) ... so far the cheap units on sale seem to be those on low floors of that block (which is blocked all round).
