Normally the asking price (in term of psf) is lower than the normal units as ground floor usually come with patio.
For the calculation of the price, it will not base on separate areas (liveable area and patio) to calculate on.

Oh yah, no wonder many of those new condos at BT now have multi-storey above ground car parks rather than underground basement car parks. But hor, multi-storey above ground car parks looks cheap-skate lah, like HDB car parks, and also environmentally not so good (not clean as carbon monoxide drift downwards) for residents using ground floor facilities.
