    To be exact, RT is the most talk about development in this forum (probably the other property forum as well) in the whole of Singapore, not just district 21. Based on hit rate, The Quartz is the second (distant second) most talk about development.

    Govt has already said they are comfy with current rise of property prices. Put it this way... as long as HDB prices are controlled, the govt won't step in to cool the property market. 80% of population lives in HDB after all.

    Currently, the rich ones are pushing up the high end developments. Those who can't buy the high end ones will look at mid-market... explains the rise. So, lets see if this will spill over to HDB eventually.

    3-Bed at Southaven is now going for $3K, so a new development like RT should be able to command $3.5-4Kpm.

    Maybe too many speculators at RT so they trying to talk up the place. Buyers beware - buying something like this in a rising market could mean you are buying for speculators to laugh at you and laugh themselves to the bank.

    Why would they want to speculate on RT? There are so many developments in this area not forgetting the whole of Singapore. Why just RT? I think RT is a hidden gem which was finally uncovered and hence the strong interest in this forum.

    It all depends on how u see it.
    I believe this speculative activity doesn't confine to RT only but rather to other mass market as well. Actually, how many RT sellers are there on ST paper on Saturday. Not many units selling, in fact.
    The high hits or interest in RT is probably due to its unique factor, soon-to-be TOP and still low in prices as compared to GV, etc. These factors probably get many people excited.
    The recent article in ST has also generated much interest in RT.

    Hence, RT remains so much in the spotlight.

    Not recommending at 450psf. Far too high. Top govt. people are saying "big shock" and "something's coming". Ignore them at your peril. It's not a "shock", it's "BIG". For 99-yearer, it's going to be quite bad.

    FYI, the lastes caveat lodged in June showed the rail facing unit at only 488 psf. A far cry from those dreamers who are talking about 700 psf. In fact, the pool facing 3+1 units are doing much better and are transacted at about the benchmark price set by the last few 3+1 uunits sold by developer at about 650 psf.

    If its really 488psf, I would like to purchase another unit for my parents to stay in. I think it is really worth is at 488 psf! This is really the 2006 pricing you are talking about.

    What is the nice thing about RT is that just looking at the size of the unit, you can tell where is unit is facing. For example, all 1270 sqf units are 3-BR rail facing units.

    "...The increase in private housing prices in recent quarters is in line with greater economic growth and rising confidence. Private housing prices are now increasing at a faster pace because of good economic prospects going forward and the increasing attractiveness of Singapore as a global city."

    Sorry hor! This comment came from URA. They are justifying the current rise in property prices. URA is not a developer.

    Agree with you, it must be one out of the haystack. Good to hear valuation had risen and forest view will have higher valuation? I own one facing the forest....
