My DTZ agent has two units on hand (one in Raintree and one at 19 Shelford), RT asked for 850psf while 19S asked for 1100psf. He strongly recommended me to view 19S this weekend as its freehold, interchange for two 2 mrt lines in future, with top primary schools nearby so on....
While for RT, his actual comments: 'owner asking is on the high side and really willing to bargain...if you don't mind LH...unless you don't mind small little animals roaming around...don't think it will be close to future mrt station....difficult to market...'
I have no prejudice against RT, but feel that RT is really meant for a very niche group of buyers, that place close to nature as top priority. Just my two cents worth.

Maybe you should wait until you see the unit at 19 Shelford before you compare? Just by seeing the numbers you might think it is more worth it to get the free Shelford as compared to Raintree... but do you know how good the units are? At 1100PSF at Shelford are you getting a choice unit? what kind of facing? Shelford TOPed 1997-1998... how is the condition of the unit considering it is almost 10 yrs old?
Raintree 850PSF is it pool facing etc?west sun? All these affects the asking price of the sellers... unless the seller is desperate to offload (or the unit is undesirable)... if not universal rule applies to all sellers...they wanna sell at high price.
Both has its pros and cons...

RT is 99 LH. Read recent Business Times article on 99LH on unfavourable lease topup and govt's stand that the default is lease will not be topped up. Not everyone read BT but such news will spread to the masses soon. If can afford, go for FH. Try going further down to Hillview and Hume if budget is a concern. The condos there are FH, spacious with good designs and 700psf. Or alternatively, u can go for 19S. RT is "new", just TOP, that's why it's pricey but over time, its value will start diverging from nearby FH condo. Just look at HV Regency. Was higher than the HV FH condos last year, but now after 2 years, trading lower already.
