    In June 2003, a 30,153 sq. feet land parcel at 40 Stevens Road, next to an adjoining plot owned by CDL was contracted at an attractive price of $17.4 million. The new parcel of land has been amalgamated with the adjoining 5 Balmoral Park for a large residential development, which is The Solitaire.

    I just received an invitation to preview of The Solitaire @ Stevens Road this Saturday. Total of 59 units. Viewings by appointment only. Anybody wanna go view with me?

    BUILDING CONTRACT FOR THE SOLITAIRE CONDOMINIUM DEVELOPMENT

    Description
    The Board of Directors of United Fiber System Limited ("UFS") is pleased to announce that Poh Lian Construction Pte Ltd ("PLC"), a wholly-owned subsidiary of UFS has been awarded a building contract for The Solitaire condominium development ("The Project") by City Developments Limited.

    The Project which is located at Stevens Road, consists of 3 blocks of 12-storey residential flat with basement carpark, swimming pool and communal facilities. The contract value of this condominium project worth about S$41.4 million will commence in mid of May 2007 and is scheduled to be completed by end of September 2009.

    With this new project, the total order book will increase from the current S$162.2 million to S$203.4 million. The Project is expected to contribute positively to the Group but not expected to have a material impact on the current year's results.

    Save as disclosed above, none of the Directors, controlling shareholders or substantial shareholders of the Company have an interest, direct or indirectly, in the above Project.

    These investors bought at the peak in April 07 but now have lost money in this development about to TOP.

    Any idea what when wrong with this development even though the location is pretty good?

    Are you sure they are losing money?
    Why don't you compare their selling price with their buying price?

    Based on my data, these figures are higher than the average selling price. The last peak is October 2007 - not April 2007.

    Yes both units are on the 6 and 7th floor bought on 18Apr07 for $2195psf and 2211psf respectively. It did not change hands until now in Nov09

    Bought at 2,xxx psf?
    I saw some units (some on higher floors) bought at $1,8xx psf.
    Why such a big gap?

    Yes lost 1m. I've no idea but I only know these are near Stevens Road.

    Is it a good time to buy then for the CCR since it is about 20% down from the peak?

    Solitaire is at the junction of Stevens and Robin Road. Great area, but you should get the units that face Robin rather than Stevens. The noise level is VERY different. The traffiic at Stevens Road, unlike Robin Road, NEVER takes a break. \

    Now that it is completed, you should insist on viewing the actual unit. Personally, I will never buy based on floor plans or brochures alone. Things like the direction of the sun, the noise level, the actual feel of the unit and layout, can only be experienced with the real thing.

    As for the area, the location cannot be beat. I think a price of about $1700-1900 would be quite a fair price for the Robin/Stevens Road area. Balmoral is about $100-200 psf more, but not really worth the difference in my opinion. Of course, to each his own.
