    In this area. Capitaland will probably be preferred. They do great jobs on malls. I look at buildings own by Far East at Orchard road, one can conclude their attitude towards spending $$$$ on renovation and keeping their malls dated. FEO in my view is doing a great disservice to the no 1 shopping strip in the world.

    Will have difficulty getting back home above a mall as there will be traffic congestion in the nearby roads. Enbloc potential will be slimmer in future.

    Capitaland has capitalmall which has specialists in management of mall and go to answer to shareholders. FEO main biz is in development of residential buildings. Cannot compare.

    I believe the older malls owned by far east are also strata-titled to individual owners. There is a dis-incentive to spend money to update the mall since the owners will benefit more than bld manager.

    Look at Sim Lim Square or Paradise Center.

    Most probably, Far East just contend to run down the building until the owners give up and ask for enbloc at far east's advantage

    if wanna buy intergated project, be sure that the manageemnt for the shopping centers are capitalnad or freasar centerpoints. So far they have proven to bring in crowds with a good mix of tenants. Periodically the manageent also upgrade their malls to attract crowds sometimes dish our promotion activities.

    during down time in 2009, freasar centerpoint issued many shopping vouchers in replacment of bonus to their employees to encourage them to shop in their malls.

    those malls managed by FEO has yet to achieve this milestones. Perhaps they need more time.

    Golf view blocked soon?
    Walking ard under this heat - tough. Nd more landscaping trees 2 keep heat down

    Go do some viewing. Nothing better than on ground assessment. North south facing units can forget about switching on aircon, the wind is great!! Personally feel that designer development is so much different with ran-of-the mill 3 months roll out projects. I must say I m very impressed with reflections.

    i went 2 c..
    confirm tower blocks huge pillars a meter wide.
    wht 2 do wth it? wonder? some pillars in bathroom, some pillars in master bedroom.

    unit wth study room/so called utility room dun simply call study if nt study room use cow sense..cant the designer or contractor use their head. 2 aircon stack on 1 another n block d window of this utility room.

    not enuf trees. plant big trees la..give shade.

    most 4 sale all hv afternoon sun or living room facing deck or facing golf course. golf course 4 sure come up new condo blocks
    golf course move soon

    Fantastic development....

    Look at the quality fittings.... exterior wall are all using cladding, not painted...

    Lift looby granite with high ceiling in the lift...

    granite flooring for all corridors, marble inside the apt, look at the windo fittings and balcony doors strong and heavy....

    This is one classy development with top class quality man...

    Went to view my friend's unit at Reflections. GORGEOUS VIEW. The unit I visited had marble flooring, and with bedrooms and living room all facing Sentosa and the cove at Keppelbay. The little Keppel island even has some green parts and the view takes you even beyond Sentosa. Simply GORGEOUS view.

    The quality of this project is just a class of its own and puts some 5 star hotels to shame. The reflection pools around the tower blocks provide some sky light to the carpark below. The carpark lobbies are very modern and air-conditioned with designer furniture currently being moved in. The whole place is very zen-like for now and I hope it keeps that way for a long time. The clubhouse has a lounge with people serving coffee (imagine that?!?), and the sauna below plays jazz music - all very chic, modern and atas. It is just amazing to swim next to the sea with yachts parked outside.

    Reflections is going to be an iconic landmark in Singapore for many years to come. Masterpiece by Daniel Libeskind.

    Agreed on the quality, it really is remarkable.

    You can like or dislike the design - and with a starchitect that's what you are paying for- a design less ordinary.

    I've seen 3/4 of the developments over $2500psf in Singapore and this right up there with any of them in terms of construction quality. Even more amazing, the final product in terms of look and build quality is very close to the pre-launch pictures and show flat.

    Bravo to Keppel for delivering to design and not penny pinching on the final product. In my book, Keppel and Wheelock are in the premier league of “honest” developers in town.

    Well, a villa or penthouse at the Reflections is where I've love to be able to stay.

    The project can attract criticism because the downsides are evident. For me its price, for someone else it will be the irregular rooms or the grounds being less spacious than at the Caribbean. Some will also say only Orchard or Ardmore deserves such pricing.

    But I love the look and feel.... I treated myself to a suite at the Armani hotel last month and this is even more designer and more premium in finish.

    even watertown does not deserved that kind of price but it did. What ppl say is one thing

    did you notice the contract dates?

    the seller will incur additional loss of 16% SSD.
