    i assumed. coz normally, pple won't pay such a huge premium.

    for e.g., 2012-06-29 #11-xx 463 sq ft 2290psf $1.06m. vs the $1.428m for #28-08, not very rational rite?

    i seriously doubt those who bought at low 2000psf can sell at even 2800psf currently. don't believe, can try, pple will buy from developer but not from someone else who is making a profit.

    I am just curious, regardless buy from resale or developer, the question is can this place rent for 4k+ p.m at 1.2-1.4m+ per unit?

    not when they TOP and tenant visits and sees the TRUE < 300 sq ft of useable space.

    maybe can rent out for $3800 gross?

    A comparison can be made with Newton Edge. Size 460-70 sfeet quite similar, big plantars and bay windows. limited usable space. At TOP, was told that 3.5-4.0k depending on furnished or not.

    At Soleil, those <500 sq feet, asking about 4k. Those bigger about 560, some asking >4k

    At PI, 3.5 to 4.0k for its 500+ sq feet studios.

    yes, 3.5 to 4k seems a reasonable ask. but how much tenanted out ultimately depends a bit on luck and meeting the right tenant.

    Thanks for the info. I guess the yield will look pretty much on the low side considering the purchase quantum.

    Agree. Once interest rates go up a few years later, probably not worth it to buy at $1.3-1.4m. But then we all may be wrong again. Remember, so many people said in 2009 then that it is madness to pay for a 2000pfs studio unit in Novena.

    Was at Newton Edge when it TOP, surprised many of the 450 Sf units got rented out, room size minus bay window like a bathroom. Need customised bed or sleep on the floor with a small mattress.

    Lincoln suites location better.

    1 more unit sold by developer at 2094psf in sep. the difference to that record psf is very significant.

    should call developer to find out.

    Its reaching the top floor, so guess should be by end of the year or early first quarter next year

    looks like going to TOP by first quarter 2014. passed by the place, main entrance almost done, lawn area to be completed, 5th floor swim pool and facilities look completed. Those who bought in 2009, the 4.5 years wait is coming to an end.

    Many interesting debates and discussions about this project in the past (48 pages!),

    Those discussants who are still around in this forum should go view this early trail blazer which has set multiple record pfs in newton/novena area.

    Just been to view this TOP condo

    Very nice facilities, particularly the dining areas and sky gardens.

    Not much for kids though, looks more suited for singles and couples.

    Basin Tap is touch button, interesting shower jets in bathroom, toilet bowl jet, free wifi, and marbles everywhere in unit and common areas

    Units facing west badly blocked by Newton Gems, too many balconies.

    Location is unbeatable in the area

    Recent transactions (2500-2700pfs) still raise eyebrows eventhough market is very soft
