    can't confirm how tall the future developments will be but its certainly zoned for development.

    1 bedder is "relatively big" at 7xx sq ft so quantum also big for a 1 bedder.

    ya lor..actually 2.4kpsf sounds alrite to me...but is the overall quantum and rental yield keeps me away

    Reflections at Keppel nice or not? ... never been to the showroom before but the pictures looked nice and nice view.. but can only afford the 2bedders now ..

    its nice. but again, this big project, psf varies wildly depending on height and facing.

    heard new batch they intending to launch at 2000psf

    Ya.. can see the psf for golf course facing is lowest .. the fluctuation last month from propertyguru was $1700ish to $2700ish....

    #39 stack 1 hit $3600psf, this must be a record high.
    however #44 stack 2 sold at $2350psf, probably a record low haha ~

    no bro, it should be $4,369 is a new high for MBR.


    not that its very significant for the overall market. just look at the other caveats in D1, all at market prices only.

    Body found in the Bay water yesterday. Seems that suicide spread to all over singapore. A body was found at Pandan reservior recently.

    Circle Line extension at Bayfront, Marina Bay to open soon

    SINGAPORE: The Circle Line extension, comprising Bayfront and Marina Bay stations, will open on January 14.

    Transport Minister Lui Tuck Yew announced this at the ground breaking ceremony for Downtown Line 3 on Monday morning.

    The third and final stretch of the Downtown Line, comprising 16 stations, will open in 2017.

    It will connect residents in the east to the Central Business District.

    Mr Lui said this has been a significant year for the rail network, with the opening of the Circle line and completion of upgrading work at Jurong East station.

    Mr Lui announced that the new platform at Jurong East station will open in the evenings from 5:00-8:00 pm from December 27.

    Mr Lui said this would mean being able to add more train trips, and commuters can also expect easier movement at the station during those hours.

    those who complain MRT r as pack as sardine....fret not....very soon it will be very comfy as many PR/foreigners will balek kampong (doom doom scenario as painted by many doomsayers) tgt wif the opening of new mrt lines

    Govt won't allow them to balek kampong coz our population shrinking. For professionals, they will be welcomed to covert to become singaporeans

    MRT operators will juz scale down e number of trains frequency. U will go back to square 1.

    ‘Villa in the sky’ at Marina Bay Residences for $111.11 mil

    SINGAPORE (EDGEPROP) - Last September, a 4,489 sq ft, five-bedroom penthouse on the 51st floor of Marina Bay Residences was sold for $19.35 million ($4,311 psf). The buyer is not a foreigner but a Singaporean who purchased the property in trust for his son, Reign Kong, an infant and Singapore citizen, born on August 19, 2021, according to a property title search.

    The psf price paid for the penthouse is the highest at Marina Bay Residences in over a decade. The only time that transaction prices reached such levels was in April 2011 when a 2,368 sq ft, four-bedroom unit on the 46th floor changed hands in a sub-sale for $10.343 million ($4,368 psf).

    The penthouse had been part of a collection of five penthouses spanning the 50th to 55th floors of Marina Bay Residences that had been put up for sale by the owners last February for $138 million, with Tristar Properties as the exclusive marketing agency.

    Following the divestment of the 51st floor penthouse which was brokered by Tristar, the portfolio has undergone a reshuffle. The 50th floor penthouse directly below, which had also been part of the original portfolio, is now up for sale as a solo unit. The five-bedroom penthouse is slightly smaller at 4,478 sq ft and carries a price tag of $19.3 million ($4,310 psf), according to Tristar, which is marketing it too.

    After the reshuffle, the new collection of penthouses will now comprise three penthouses on the 52nd floor (two duplexes and a simplex) as well as the 11,012 sq ft, triplex penthouse across the 53rd to 55th floors.

    “The result is a super penthouse of 23,263 sq ft, about the size of eight tennis courts at the pinnacle of Marina Bay Residences,” says Tristar associate director Edwin Yip. “It will enjoy 270-degree views of Marina Bay and the Singapore skyline.”
