Waterbank at Dakota reaches new high of $2,290 psf

Waterbank at Dakota topped the list of condos that reached new psf-price highs between May 24 and June 1. This came from the resale transaction of a three-bedroom apartment on the 15th floor of the development on May 27. The 1,130 sq ft unit changed hands for $2.59 million, or $2,290 psf.

The seller bought the unit from the developer in April 2010 for $1.37 million ($1,211 psf), caveats showed. This means that the seller made a profit of $1.22 million from the sale.

This marks the first time a unit at Waterbank at Dakota has been transacted above $2,200 psf. It beats the previous high of $2,111 psf from the sale of a three-bedroom, 1,184 sq ft apartment for $2.5 million last September. The seller, who had bought the unit from the developer for $1.39 million ($1,171 psf) in May 2010, netted a gain of $1.11 million.

Waterbank at Dakota is located along Dakota Crescent, off Old Airport Road in District 14. The 99-year leasehold development was completed in 2013. It comprises a total of 616 units, with a mix of one- to four-bedrooms of 480 to 1,300 sq ft. There are also penthouses of 2,430 to 2,870 sq ft.

The condo is within walking distance of Dakota MRT Station on the Circle Line. Based on EdgeProp Singapore’s Landlens tool, the development is within 500m of several educational institutions, such as Kong Hwa School, Broadrick Secondary School and Chung Cheng High School (Main).

Goldenhill Park Condominium is second on the list of condos that saw new psf-price highs. The condo’s new record of $2,150 psf was achieved with the sale of a two-bedroom unit for $1.99 million on May 30. The 14th-floor unit measures 926 sq ft.

The seller bought the resale unit at $1.23 million ($1,329 psf) in 2011, thus making a profit of $760,000.

The transaction surpasses the condo’s previous psf-price high of $2,082 psf set in April when a 936 sq ft, two-bedroom apartment fetched $1.95 million. The seller had bought the unit from the developer for $673,750 in April 2001. This means that they raked in a gain of about $1.28 million on the sale.

Goldenhill Park Condominium is a freehold condo on 60 Mei Hwan Drive in Serangoon (District 20). The development was completed in 2004 and has 390 units of two- to four-bedroom apartments ranging from 926 to 2,928 sq ft. It is within walking distance of Lorong Chuan MRT Station on the Circle Line.

Not far from Goldenhill Park Condominium, Amaranda Gardens also hit a new psf-price peak during the week in review. The freehold condo reached a new high of $2,133 psf with the sale of a 1,163 sq ft, three-bedroom unit for $2.48 million on May 24. The seller of the second-floor unit bought it at $1.72 million ($1,480 psf) in 2021, making a gain of $760,000.

The new psf-price high is just 0.23% more than the previous record of $2,128 psf that was set on February 29 when a 1,259 sq ft, three-bedroom unit was sold for $2.68 million. The seller bought the unit at $1.65 million in 2015. Thus, they reaped a profit of $1.03 million on the deal.

Completed in 2004, Amaranda Gardens is located at 120 Serangoon Avenue 3. It has 189 units across three 17-storey towers. Units comprise a mix of two-bedders from 990 sq ft, three-bedroom units from 1,163 sq ft, and four-bedroom units from 1,464 sq ft. The development also has four-bedroom penthouses of 2,453 to 2,907 sq ft and five-bedroom penthouses of 3,748 to 3,864 sq ft.

No new psf-price lows were recorded during the period in review.
