Three-bedroom unit at Eden Residences Capitol for sale at $5.8 mil

A three-bedroom unit at Eden Residences Capitol is on the market for $5.8 million. An owner’s sale, the price of the 2,120 sq ft unit translates to $2,736 psf.

The apartment was listed for auction at a guide price of $5.9 million by Huttons in February, but it did not see any successful bids during the past three months. It is now being sold under a private treaty at the reduced price.

The unit is on the fifth floor of the condo and is accessed via a private lift. The main entrance opens to a living and dining room with views of the swimming pool and landscaped deck below. Each of the three bedrooms has an en suite bathroom. The master bedroom is spacious, with a walk-in wardrobe and a bathroom large enough for a bathtub.

Eden Residences Capitol comprises 39 units and is a 99-year leasehold condo featuring a mix of three- to five-bedroom units, including five penthouses. Unit sizes range from 2,120 sq ft to 6,609 sq ft. It forms the residential segment of Capitol Singapore, an integrated development located on Stamford Road.

Pritzker Prize-winning architect Richard Meier designed the residences. Capitol Singapore, including its restored heritage elements, was completed in 2015. The integrated development includes the conserved Capitol Theatre and the five-star Capitol Kempinski Hotel. The retail mall is connected to the City Hall MRT Interchange Station at the basement level, providing easy access to the North-South Line. Additionally, it is situated near the mixed-use development Funan on North Bridge Road.

Eden Residences Capitol is notable as the only luxury private residential development in District 6, home to landmarks like the National Gallery Singapore and St Andrew’s Cathedral on St Andrew’s Road. Capitol Singapore is near Raffles City on North Bridge Road and Singapore Management University on Victoria Street.

Based on a tabulation of resale caveats by EdgeProp Singapore, resale prices at Eden Residences Capitol have been rising over the past eight years. In April 2016, the average selling price was about $2,940 psf, but it climbed to about $3,766 psf last month.

Over the past two years, several resale transactions have been recorded at Eden Residences Capitol. While the condo has yet to record a resale transaction this year, three units changed hands in 2022, and three more units were sold last year.

Resale prices have also fluctuated over the last three years. In September 2022, a 3,369 sq ft unit on the eighth floor was sold for $13.08 million ($3,882 psf). In May 2022, a 3,068 sq ft unit on the 10th floor was sold for $10.58 million ($3,450 psf). The most expensive resale unit in terms of absolute price at Eden Residences Capitol is a 6,609 sq ft penthouse on the 11th floor, which was sold for $21.37 million ($3,233 psf) in August 2021. This sale, the first penthouse resale in the development, set a record-high psf price at the time.
