    UL situated in the black sea. Smelly, dirty, filthy environment. A big no no to any potential buyer thinking of buying in the subsale market for UL.....

    Agree that there is a diversity of housings there, at least it doesnt look like an urban jungle there.

    Hi guys.. Urban Loft is already sold out.. if you would like to take a good look at our other new project, Mulberry Tree D11 & East Bay D15... East Bay has got exclusive swimming pool for most penthouse units too.

    east bay is in the middle of nowhere n also too expensive at mre than 1k psf

    Went down to the showroom. Maintenance for those PH units are $195 pm. All PH units have exclusive access to the skypool.

    Thanks for replying. Wow, I am really surprised! $195pm for the penthouse with semi-private pool access? Its unbelievabily cheap.

    Well done to the owners. If the PH units are paying just $195pm, I suspect the rest of the non-Ph owners are subsidizing the maintainence of the PH private pools... Otherwise... who's paying?

    I think for those - they have their own dedicated skypool for each unit. So the maintenance is not that high if you ask me.

    Reason I am looking at the area is because I believed with the Mediplex and the Citimall -the diversity and the vibrancy of the area would be very much enhanced. Mediplex besides catering to the wealthy, is also a hotel by itself. For people who fears the overwhelming crowd of Indians - the mass of hotel stayers, doctors, specialists, shoppers should turn the area around. This is particulary so for the the Rangoon area esp since at the moment, its already inhibited more by Chinese than Indians. That coupled with the fact that UL is across the street and next to MRT -makes it a good investment choice in the longer term. The pricing is fair at abt 950-1050 psf. Of cos Novena or Dolby Gauht (which is like 5mins away) is a desired district location - but its already built on realised facilities. At 1400-1600 psf, I am not too sure if it will represent more attractive returns.
    Let me know if you think this is fair.

    I think you are already very familiar and aware of the market good enough for you to know where to put your money in for some good return in time to come. I do have a developer's studio unit which is under-value near the area but within D9 should you be keen to explore. Do drop me a call if you would like to know more.

    Agree that this area has great potential. A different set of pricing will set in once the Mediplex and Citimall have been completed. It is totally not fair to compare this area to Novena and Dolby Gault as the latter have already established their facilities. Once the housing at 9, 10, 11 get too saturated, this area will probably be the next on the watchlist. Just my thought!

    i passed rangoon road that day and the place was like old bombay. so many ke leng kias standing along the streets, orgling at everyone walking past and gives the sense of insecurity when walking on the streets there. i would avoid the place at all cost. moreover, UL is nothing fantastic, small and lack facilities, just apartment status but paying condo money....waste of time!

    Dakota - big long-gang waste of time. Beacon Heights -massive jam -waste of time. Novena -hospital hub, waste of time. D9-D10, prices already at peak, waste of time. People like you - who like to blab but cannot afford anything , complete waste of time as well. (Btw - dont tell me you already own 20 condos and can afford a 240K salary, cos talk is cheap!)
