Did you guys read today's paper on City Square Mall being turned into a food haven. 3 foodcourts with one specialising in Japanese food, 50 restaurants and 25% of the space being allocated to Food. What s smart marketing strategy, Chinese would go anypart of Singapore as long as there is good food. That is why you find all the popular coffeeshops in Geyland crowded with families even though the prostitutes are plying their trade 5 feet away.
So City Square will now be a confirmed success since with so many people going there for food, the whole mall will benefit and be flooded with Chinese instead of Indians as feared by many who hesitated buying City Square thinking how can City Cquare Mall ever succeed.
So smart buyers should seize this oppurtunity and grab a unit at Cist Square before prices shoot up once the mall opens.

CITY Development Limited’s (CDL)new eco-friendly City Square Mallin Little India has won accoladesfrom government agencies, architectsand ordinary Singaporeansalike. But it also means that itsanchor tenants, which were unveiledyesterday, have a tough actto follow. With the rest hard at work tocomeupwithgreenpractices beforethe $250-million mall’s openingat the end of next year, one ofthem,NTUC FairPrice, has alreadythrown down the gauntlet.Apart from pledging dedicatedcheckout lanes for shoppers withreusable bags — a first in Singapore— it will have a section solely fororganic products. The 26,000-sq-ftFairPrice outlet will also installmotion-sensor lighting in its officeand storeroom, whichmeansthey only light up when someoneis inside. It will also have energyefficientLED lights in its chillersand freezers.Said FairPrice’s managing directorSeah Kian Peng: “All the tenantswill want to make sure that we blendin with the theme, that we can alsodo our part to reinforce the growingawareness of going green.”
According to CDL, 70 percent of its shop space havebeen taken up, with basicrentals ranging between$8 to $15 per square foot amonth. The completed mall, located at the junction ofKitchener Road andSerangoonRoad, will boast morethan 250 shops, with 25 percent made up of food andbeverage outlets.Other than FairPrice,City Square Mall will featureeight other anchor tenants, including Metro, Best Denki,Popular and Kopitiam. Whilethese are household nameswith Singaporean shoppers, they will each offer a new retailexperience by going green.Their landlord will be “encouraging and facilitating” such measures, said Mr Chia Ngiang Hong,CDL’s group general manager.City Square Mall’s eco-friendlyfeatures — including urinals thatdo not use water and sensors thatmonitor carbon monoxide levelsin the air — saw CDL becoming thefirst private developer to clinch theBuilding and Construction Authority’sGreen Mark Platinum awardlast year.It also won the Cityscape AsiaReal Estate Award for Best Developer
this year.Directly connected to the FarrerPark MRT station, the 11-storeyshopping centre would feature an
adjacent 47,000-sq-ft park.Targeted at the heartland population, Mr Chia said the mallwould capture the crowds fromresidential estates along the NorthEast Line, where “there seems to be
shortage of good shopping areas”,according to a survey by propertyresearch firm DTZ.CDL expects to attract 1.3 millionpeople to the mall each month. While consumer sentiments appearto be weakening due to the economicslowdown, Mr Chia pointedout that the “buying sentimentsof the heartland population will
always be there”.Ms Corinne Yap, CDL’s deputygeneral manager of marketing andleasing, believes the mall can alsocash in on the fact that Little Indiaranks as one of Singapore’s topthree tourist destinations.
“We hope that tourists will useour mall as a meeting place ... walkaround Little India and come back
for lunch later on,” said Ms Yap

kindly use ur brains. If u read the posting which u said was racist, where is the racist remark? The criticism was directed at a 'neighbourhood' and one can faint at the smell of a thousand and one things going on in the neighbourhood (eg curry and spices as some people dont like them). As for 'black sea', the only racist connotation could only come from the twisted mind of a racist himself (ie you) as it does nt refer to any racial group. In case u r too stupid to know, black is a non-derogative term used to refer to Afro Americans, thus in the context of the post, it could never be a racist term. Moreover, 'black sea' could signify the many things that the poster does not like about the activities of a group (whch is still unknown) so where is the racist element? U have failed to justify anything racist and i think u might be the one having racist ideas.

Every neighbourhood will have its smell including Chinatown. If you are immune to the smell in Chinatown and so concerned about the smell in Little India, siggest you just stay put in your pigeon hole in Keong Siak St and look at the prostitutes there,.

    Interesting development.
Once the Medi Suites are up - there would be quite a fair bit of activity in the place. If both the working and shopping crowds are driven thru to the Farrer Park MRT - then there is quite alot of potential in this place

Family was killed, don't anyhow say, please. Your talking may be free, but it may just happen, then you will know. I think, this thread are full of people who have prejudice and bias against the Indian community, or I suspected that these are people who have failed in the ballot to buy this attractive and potential property, or too late to even know about this property launch, as they are ill informed. Sour grapes are very prominent in the voice of some of them.

R u biased against Indians? nobody mentioned anything about Indians and you have to be the first to bring it up. It is scumbags like you that create racial disharmony in the world and you deserve to get shot by a firing squad. Who would envious over people living in Urban Loft? The development is crap and people who buy it, I can only say that they have brains the size of a walnet....

Don't think you are such a smart Alec, never mention about race, indians etc. you and I, and the rest of the bro and sis here know what you are referring. If you dare, can you cross your heart and "sompah" that you are not referring such agenda. You have use different names to input into this forum, but from the way it is crafted, I know which are belonged to you. Nobody may know who you are, I think nobody will ever want to find out, but you yourself, will know who you are and what kind of person you are. I am sure many who is following this thread, have the same feeling as me. This is a forum for sharing information about property, not to vent your anger and dissatisfaction of your life to forum like this.

haha..the person who keep writing negative points abt little india / farrer park keeps visiting this page regularly..without realising, he can't get his mind off the area..maybe he wasn't successful in the balloting for urban lofts and is venting his frustration here...sour grapes?

For me i will never buy a property in the west like Boon Lay cos its too far from town, and i can't be bothered going to read the forum in the west section..and I don't see why i shd waste my time 'attacking' that area..

Let alone the private condo, this person cannot even afford the 3rm HDB flat above Tekka Mall. Maybe it is his dream to stay in that area so all this racist stuff is just a plyt to drive investors away hoping he would finally be able to fulfull his dream of a 3 rm HDB pigeon hole. Once his dream is achieved, Little India will start smelling very good to him. Looks like the same person attacking City Square in the condo.com.sg forum

Default CitySquare Residences VS Urban Loft

Its two different development we are talking. Citysquare Residences were previously launched at a lower price with a lower cost. selling price of citysquare is also determined by how motivated the owner is willing to sell. nearer to TOP while owners needs to take up loan, capacity to hold on to the unit, profit made from the sale, etc. Urban Loft on the other hand is a new project priced by developer whom had a very professional team of people who does nothing but only analysis and research before arriving with the right price tag.

    Just my two cents worth!

    Cheers!

I have checked out the UL development when it came on.
Nice little development esp the Penthouse units with swimming pools. That area has basically lowrise condos (6-7 floors) and there could be some positives coming off the mediplex completion. Not too sure abt City Sq Residences as the 900+ families seemed abit over whelming. Of cos the pricing couldnt be compared as City Sq came out in 2006 when the prices were not that high.

ok ya did a bit of searching and it is indeed a freehold. If only I had the cash back in 2006.. had to settle for a 2BR UL unit, paid about 920+psf.

I went with a fren to see the UL showroom, and he got also an unit over there. But I think its a 1 bedroom PH unit at one of the 5th floor. The location is good because its super near MRT, and there is talk of a medisuite just across the street. Area seemed to be quiet and dotted with low rise apartments. Not too sure if UL will be as nice as the artist rendition - cos I think the surrounding could do with a bit of sprucing up -esp the older shop houses.

I think the mediplex is confirmed already. The design of the building can be shown below.

Which floor did you get? I went to the showflat and find the layout a bit weird. The location is indeed good, really minutes away frm the station.

At the time where people are complaining about foreign workers in their neighbourhood, there are people flocking to make their neighbourhood in an area full the the foregin workers.

I don't understand the logic at all.
