Homes at The Carrara to tap on growth from Thomson-East Coast line

Sevens Group’s flagship development The Carrara, located at Mountbatten Road, has seen two of the six semi-detached units available already snapped up. Both homes were sold for around $3,000 psf on their respective land areas, providing an uplift to resale prices for homes on Moutbatten Road and neighbouring streets such as Goodman Road, Branksome Road and Wilkinson Road.

Property prices in the area are expected to see a further surge in capital appreciation with the opening of Stage 4 of the Thomson-East Coast MRT line (TEL) in 2024. Given that The Cararra is within minutes’ walk to the upcoming Tanjong Katong MRT Station, it will undoubtably benefit from the extension’s much-anticipated opening, which will enhance connectivity between the city centre and the east.

Currently, Sevens Group continues to maintain its selling price for The Carrara at around $3,000 to $3,300 psf on the land area, offering buyers a chance to acquire a home at an appealing quantum before prices are increased to reflect the appreciation in value contributed by the TEL.

The fourth home features four en-suite bedrooms and occupies a land area of 2,294 sq ft with a built-up area of 4,700 sq ft. The project is expected to receive its TOP in 1Q2025.

Deferred payment scheme, customisable interiors

In addition to the Star Buy promotions with discounts of up to $250,000 for The Beachfront collection, Sevens Group also have deferred payment scheme on all building under construction developments (excluding The Carrara). Under this arrangement, buyers have the flexibility to exercise the option to purchase at a later date upon placing the option fee thus benefiting buyers that need to sell their homes first before purchasing. After exercising and paying the respective stamp duty fees to IRAS, no further payments need to be forked out by the buyer until the property obtains its TOP certificate.

This deferred payment scheme offers potential buyers ample time to plan out their finances or to offload any existing properties in order to prevent the incurrence of additional buyer’s stamp duty fees on the purchase of a second property.

In addition, Sevens Group offers buyers of their properties the flexibility to tailor the house to better suit their preferences, through their innovative hybrid design-and-build concept. Buyers are given the option to customise the interior materials of their homes, including specifying the materials and finishes.
