Semi-detached house at Lorong Melayu for sale at $6.38 mil

A freehold semi-detached house located on Lorong Melayu, off Sims Avenue in District 14, will be put up for auction by SRI on March 30. A mortgagee sale, the property has a guide price of $6.38 million, which works out to $1,541 psf on the land area of 4,141 sq ft.

The house is on a corner lot at the intersection of Lorong Melayu and Jalan Hussein. It is a three-storey property with a floor area of about 4,144 sq ft. On the second and third floors are five bedrooms, of which four are en suite. The first floor houses the living hall, dining area, kitchen and service yard. There is also a helper’s room, store room, car porch and garden area.

The property is within the Kembangan residential enclave, bounded by Jalan Eunos, Sims Avenue and the Pan-Island Expressway. A few nearby condo developments include the 103-unit The Heliconia on Jalan Daud, the 138- unit Casa Sarina at Lorong Sarina, and the 39-unit D’Casita along Lorong Marzuki. The latest landed housing transactions along Lorong Melayu have primarily been for terraced houses. The most recent one occurred in November last year when a terraced house with a land area of 1,714 sq ft changed hands for $3.45 million, or $2,013 psf. Before that, in October, a terraced house on a 2,040 sq ft site was sold for $3.32 million or $1,628 psf. Meanwhile, the most recent resale transaction for a semi-detached house along Lorong Melayu was in January 2021, when the property with a land area of 2,456 sq ft fetched $4.07 million ($1,657 psf).

The house at Lorong Melayu that is up for sale is about a 10-minute walk from the Kembangan MRT Station on the East-West Line. The area has several other amenities, including Eunos Crescent Market and Food Centre, various eateries along Jalan Eunos and Changi Road, Kembangan Plaza, and Bedok Mall on New Upper Changi Road, which are all about a five-minute drive away.

The property will appeal to families with school-going children, as it is near Maha Bodhi School at Ubi Avenue 1, Telok Kurau Primary School at Bedok Reservoir Road, CHIJ (Katong) Primary School at Martia Road, Damai Primary School at Bedok Reservoir Crescent, Haig Girls’ School at Koon Seng Road, and Opera Estate Primary School at Fidelio Street.
