    The Botany @ Dairy Farm is a new condominium project by Sim Lian Group. Its location in district 23 Dairy Farm Walk in between Bukit Panjang and Hillview estate.
    It is also next to GESS International School.
    Just 2 mins to to The Botany will be a Dairy Farm Residences shopping mall that is going to be ready soon. There will be a supermarket and a childcare centre in the new mall.
    It will be very convenient for residents to do their grocery shopping.

    There is a total of 386 units built on this land site of 168,596sqft. 5 blocks of towers with the highest being at 15th storeys. The smallest unit available here is a 1+Study and the largest layout being
    a 5bedroom of size 1539sqft. The layouts are spacious with no wasted spaces allowing owners to design and place their furnitures easily.

    For buyers who are looking to enrol their kids to a primary school, the schools nearby are Bukit Panjang Primary School, Zhenghua Primary School as well as CHIJ Lady of Peace. This project is launching soon.

    THE Sim Lian group will start previews of its Upper Bukit Timah area project, The Botany at Dairy Farm, on Feb 18, with prices starting at S$998,000.

    The 99-year leasehold condominium has 386 units in five blocks on a site of about 168,597 square feet (sq ft).

    Prices start from S$998,000 for one-bedroom plus study units ranging from 506 sq ft to 710 sq ft, from S$1.2 million for two-bedroom units of 603 sq ft to 904 sq ft, from S$1.73 million for three-bedders sized from 883 sq ft to 1,281 sq ft, from S$2.39 million for four-bedders of 1,270 sq ft to 1,518 sq ft, and from S$2.88 million for five-bedroom units that are 1,539 sq ft to 1,765 sq ft. Sales bookings will start Mar 4.

    The project, close to nature reserves and several schools, is expected to attain its Temporary Occupation Permit by 2027. The nearest MRT station is Hillview station.

    The Botany is the third major new project to be marketed so far this year. Sceneca Residence, launched in January, moved 60 per cent or 160 units of its 268 units at an average of S$2,072 per square foot (psf) on its first day of sales.

    Three quarters of the 99-year-leasehold Sceneca Residence units sold consisted of one and two-bedroom units, which started from S$958,000 for a one-bedroom unit and from S$1.33 million for a two-bedder. The condo is being developed in Tanah Merah, in the east, by MCC Singapore, Ekovest Development and The Place Holdings.

    Hoi Hup Realty and Sunway Developments last week started previews of Terra Hill, a freehold 270-unit project in Pasir Panjang in the west. Prices started at S$1.5 million for a two-bedroom unit and go above S$5 million for 1,894 sq ft four-bedroom units.

    The Botany draws 4,600 visitors at preview weekend

    Property developer Sim Lian Group’s new suburban condominium project, The Botany at Dairy Farm, pulled in 4,600 visitors at its preview weekend on Feb 18-19.

    "The strong response indicates buyers' enthusiasm for private homes," comments Kuik Sing Beng, managing director of Sim Lian Land. "Potential buyers have maintained their optimism regarding the potential for property value appreciation in this area, and the strong rental return from private homes has further strengthened their confidence in making property investments."

    Located at Dairy Farm Walk, The Botany is just across the road from the German European School Singapore and less than a 10-minute walk to the Hillview MRT Station on the Downtown Line.

    The 99-year leasehold condo has five blocks of nine to 15 storeys spanning a 168,597 sq ft, 99-year leasehold site. The 386 units are a mix of one- to five-bedroom apartments with sizes ranging from 506 to 1,765 sq ft. Prices start from $998,000 ($1,972 psf) for a one-bedroom-plus-study; from $1.2 million ($1,990 psf) for a two-bedroom unit; and from $1.73 million ($1,959 psf) for a three-bedroom unit. Four-bedroom types are priced from $2.39 million ($1,882 psf) and five-bedroom from $2.88 million ($1,871 psf).
    The project is scheduled for launch on March 4.

    Nearly half the units at The Botany sold on launch day at average of S$2,070psf

    NEARLY half of the 386 units at Sim Lian Group’s The Botany at Dairy Farm were sold on their launch day on Saturday (Mar 4) at an average price of S$2,070 per square foot (psf), showing robust buying interest for suburban condominiums.

    A statement by Sim Lian on Sunday indicated that some 187 units at The Botany were sold as of Mar 4, with the one- and two-bedroom units in the development seeing the strongest demand from buyers.

    Jointly developed by Sim Lian Land and Sim Lian Development, The Botany is a 99-year leasehold private condominium located at Dairy Farm Walk, close to Hillview MRT station.

    PropNex chief executive Ismail Gafoor said the take-up rate of 48 per cent has “surpassed our expectations”.

    “We believe it is a strong performance, reflecting the genuine demand for mass market homes amid the limited unsold Outside Central Region (OCR) new private home inventory,” he said. “The larger proportion of smaller units sold suggests that there is still investment demand in the market.”

    Sim Lian said buyers were “well represented by a balanced mix of both owner-occupiers and investors”. Singaporeans made up 85 per cent of the total buyers, with permanent residents and foreign buyers making up the remainder.

    “The robust take-up of units at The Botany at Dairy Farm on the first day of public booking reflects the healthy demand for suburban condominiums,” said ERA Asia Pacific’s chief executive Marcus Chu.

    “Our research shows that HDB upgraders and investors are a significant source of demand for these properties, as evidenced by the fact that 52 per cent of condominium units transacted in the Dairy Farm area were purchased by buyers with HDB addresses,” he added.

    The Botany offers 386 units spread across five blocks on a site of around 168,597 square feet (sq ft), and the development is expected to receive its temporary occupation permit (TOP) by 2027.

    The units range from one-bedroom plus study, to five-bedroom units with sizes between 506 sq ft and 1,765 sq ft. Prices start from S$998,000 for the smallest one-bedroom plus study units, and from S$2.9 million for the five-bedroom units.

    All the 36 one-bedroom units, and 93 per cent of the 104 two-bedroom units, have been sold, according to Sim Lian. “More than 20 per cent of the 175 three-bedroom units, 57 four-bedroom units and 14 five-bedroom units were taken up,” the developer added.

    Earlier this year, Sceneca Residence at Tanah Merah saw 60 per cent of the 268 units at the 99-year leasehold condominium being transacted on its first day of sales in January.

    Last month, buyers also bought over a third of the 270 units at freehold development Terra Hill at Pasir Panjang during its launch.

    Lee Sze Teck, senior research director at Huttons, said that The Botany’s sales of almost 50 per cent on launch day is “within expectations”.

    “Investors zoomed in on the one-bedroom units probably for the rental demand from the German European School next door. Owner-occupiers were drawn to the tranquil environment and proximity to nature,” he said.

    Lee also noted that the two-bedroom units were almost sold out on launch day because of “smaller family size and general affordability”.

    He added that buyers would also be able to look forward to upcoming developments such as Blossoms by the Park, Tembusu Grand, The Continuum and The Reserve Residences, in the next two months.

    “There is very limited supply around Blossoms by the Park and The Reserve Residences,” the senior research director said. Blossoms by the Park is located close to Buona Vista MRT station, while The Reserve Residences is linked to Beauty World MRT station.

    “Private homes in the one-north area tend to see strong demand and good rents,” Lee said. “The two projects may potentially sell more than 50 per cent on launch day.”
