Bukit Sembawang kicks off sales at landed project Pollen Collection

BUKIT : B61 0% Sembawang Estates : B61 0% has started selling its new landed housing project Pollen Collection, with four units moved since its show house opened in October last year.

The 132-unit development sits on a 99-year leasehold plot in Seletar Hills Estate. It comprises 128 terrace houses, including corner terraces, and four semi-detached houses, with 24 units being released for sale so far and the rest to be rolled out in phases.

Intermediate units carry indicative price tags starting from around S$3.59 million, while semi-detached houses are priced from S$4.4 million onwards, Bukit Sembawang Estates told The Business Times.

Construction for Pollen Collection is estimated to take around three years, said the developer. It is expected to deliver its notice of vacant possession in Q3 2026.

For the first phase, the mainboard-listed company is selling terraces with a land area ranging from 1,616 square feet (sq ft) and an estimated floor area of 4,101 sq ft, as well as semi-detached houses with a land area ranging from 2,242 sq ft and an estimated floor area of around 4,380 sq ft.

Each unit is three storeys high with five en suite bedrooms, a private lift and a car porch with enough space for at least two cars. Selected corner terrace units also include an outdoor pool on the first floor.

Four units have been sold so far, said the company, of which one was an intermediate terrace, two were corner terraces, and one a semi-detached house.

Prospective buyers are mostly those in their 40s to 50s, families with children or multi-generational families, noted Chng Kiong Huat, the group’s chief executive officer.

“They are currently staying in Housing and Development Board (HDB) flats or private residences in Ang Mo Kio and Serangoon, and are looking to upgrade into a landed home that offers much larger living spaces and privacy to cater to the growing needs of the families,” said Chng.

Previous launches by the developer have been well received. Its latest condo project Liv @ MB in the Mountbatten area sold more than 75 per cent of its 298 units at an average selling price of S$2,387 per square foot (psf) during its launch weekend in May 2022.

Data from URA Realis showed that a total of 251 units have been sold to date at an average selling price of S$2,426 psf.

Bukit Sembawang Estates’ last landed development Luxus Hills, a 999-year leasehold project also in the Seletar area, was fully sold after two weeks of sales in February 2020. Prices ranged from S$3.35 million or S$2,070 psf on land for intermediate terraces.

Asked about prospects for the market in the year ahead, Chng said 2023 will bring a slew of new project launches in the landed and non-landed market segments, with home prices likely to stabilise as interest rate hikes taper economic growth.

“Market segments such as landed properties are (therefore) likely to be resilient,” said Chng, “and we expect landed homes to continue to appeal to homebuyers due to their limited supply.”

Located in District 28, Pollen Collection is a 20-minute drive to Orchard Road and the central business district. It is near the central urban loop, an islandwide network connecting parks such as Bishan-Ang Mo Kio Park and Punggol Park.
