Grange Residences hits new high of $3,170 psf

In the week of Sept 9 to 16, the highest transaction recorded on a psf-price basis was for a 2,583 sq ft, four-bedroom unit at Grange Residences. It changed hands for $8.188 million or $3,170 psf on Sept 15, which is a new high in psf terms for the development. The 17th floor unit was previously purchased for $3.9 million ($1,510 psf) from the developer in May 2005.

The project was developed by Wharf Estates Singapore (formerly known as Wheelock Properties). The site is a redevelopment of the former Omni Marco Polo Hotel, which the developer had owned.

Located at the junction of Grange Road and Tanglin Road in prime District 10, Grange Residences has 164 units across two 18-storey tower blocks and an eight-storey block on a freehold site of 167,000 sq ft. The development contains only four-bedroom units, with sizes ranging from 2,486 to 2,852 sq ft. The property is within walking distance of Tanglin Mall and the other malls along Orchard Road as well as the upcoming Orchard Boulevard MRT station. It’s also near Botanic Gardens.

Another condominium that also recorded a new psf-price high is the freehold Cyan. Located off Bukit Timah Road in DIstrict 10, the 278-unit freehold development consists of two 24-storey tower blocks. It was developed by Far East Organization and completed in 2014.
