The Tomlinson hits new high of $2,429 psf

In the week of Sept 2 to 9, the highest-price transaction recorded on a psf basis was for a 2,347 sq ft, four-bedroom unit at The Tomlinson. It changed hands for $5.7 million or $2,429 psf on Sept 6, which is a new high in psf terms for the development. The seventh-floor unit was previously purchased for $4.8 million ($2,046 psf) in June 2014.



Developed by Wing Tai Holdings and designed by Architect 61, the 29-unit freehold condominium was completed in 2002. It is located on Cuscaden Road in District 10. The property is within walking distance of malls such as Tanglin Mall. Forum The Shopping Mall, Wheelock Place and ION Orchard.

Another condominium that recorded a new psf-price high is the 99-year leasehold Principal Garden. Located on Prince Charles Crescent, off Alexandra Road in the city fringe of District 3, the 663-unit development consists of four 24-storey tower blocks and one- to five-bedroom apartments ranging from 484 to 2,347 sq ft. It was completed in 2018 and developed by a UOL Group-Kheng Leong Co joint venture.



The transaction that marked a new psf-price high for the development was for a 1,238 sq ft, three-bedroom unit on the 19th floor, which changed hands for $2.8 million, or $2,262 psf, based on a caveat lodged on Sept 2.

This surpasses the last high of $2,137 psf achieved for a 807 sq ft, two-bedroom unit on the 13th floor that fetched $1.725 million in July.
Principal Garden is a 10-minute drive away from Orchard Road and the CBD. It is also a five-minute drive to the Great World City shopping centre and Tiong Bahru Plaza.

Meanwhile, L’viv, a luxury freehold condominium on Newton Road in District 11, hit a new psf-price low for the week, when a 2,530 sq ft, five-bedroom penthouse was sold for $3.93 million ($1,552 psf), according to a caveat lodged on Sept 5.
